Is it a good project to invest?

Hi,
I've booked a flat in Fresco. Both the builders Panchsheel and Exotica have good reputation. Exotica is known for construction quality and on time completion. I haven't heard of any complains about Panchsheel as well, in fact their project Panchsheel Wellington in Crossing Republic's possession date is October 2010 and their project is right on track, considering the fact that this project was launched before the recession its quite an achievement.
Secondly the location is one of the best in Sec 137, opposite a forest project by Noida authority.
However, all the approvals and paperwork haven't been completed yet. I had given the cheque almost a month back but is yet to be debited from my account.

Any more taker on this joint venture project. Layout and cost (all inclusive ) are the attraction of this project. Further, Exotica current project with the name Elegance in Inderapuram is upto delivery schedule and they are expected to give possession by this year end.

is it DP/CLP or Flexi? Wonder how if affects the likes of Logix which are in the same sector.

Advertisement says DP for 2BHK homes ! I guess they have a lot many 2BHK units planned.

Even I am interested in this (Layout/Forest ) and have seen the location from eway. It is indeed near the forest and location looks good.
Was apprehensive about the builders but have seen good comments about both builders in this forum but such a discount implies they are the having more difficulty in finding buyers

Plan to go to Expo Center at NOIDA to find out more vis a vis other projects

2385 psf is for 17,18,19 floor WITHOUT club membership (optional) & IFMS
So it includes lease rent, EEC, FFC, Power Backup & Open Parking

Currently only IDBI financing DP plan and probably HDFC ond few others offering loans for CLP. Availability of units is good and there are much options

Now, I am confused between Fresco and Mahagun Moderne (Like Panache the most but out of budget, same with Blossom County)
Visited the Moderne site & the hyped Kabristan is adjacent to Amrapali Princely State and moderne is on the other side. Also there shall be other sector roads leading Mahagun from different side than Kabristan

It seems that the Mahagun flats are being sold off pretty fast and 2 BHK units were available only on top floors in the 2 previously launched towers.
For new tower (launched today) Mahagun has increased the rates

Fresco project is indeed a good option in sec 137.....layout and construction quality are the driving factor....

Further, they are including woodwork in bedroom/kitchen and also plastic paint in entire flat....also independent RO for each flat.

2700 psqft all inclusive under Flexi payment plan is what they offering for flats in 8th floor and above....

Heard that 3 towers are already blocked for corporate booking...GAIL , etc...
