Default Gardenia Group coming up with TOWNSHIP (150 acres) in Sector 75

Guys/Gals,

Gardenia is coming up with a township in Sector 75, Noida.

It would have commercial, residential, educational and recreational facilities within the township.

There would be a Golf course as well as swimming pools specific to each tower.

It is "0" meters away from Sector 50 where the going rate for under construction flats varies from Rs 3900 psf (for Amrapali Eden Park) to Rs 4500 psf (for Omaxe twin towers). The ready to move in would cost Rs 4500 (Cresent) to Rs 6500 (ATS) psf.

Location wise, this is one of the best location in Noida.

Noida-Greater Noida metro would touch this sector.

Around 12000-13000 flats would be available in this sector (phase wise) starting Rs 2600 pst (cash down).

Guys, this is a life time opportunity.

If you have only paid booking amount (i.e. Rs 100000) to any of the builder (for Sector 120, 119, 137, JP, 110 etc) please ask for a refund or forget this amount and book a flat in Gardenia Golf City, Sector 75.

After few years, this would be most sought after area in Noida.

Why would be it most sought after area ? Is it due to Golf Course ?

Also won't such a big area take long time to develop ?

Any idea, what are the CLP rates for Gardenia and Amrapali projects in sector 75?

Default amrapali silicon vs gardenai golf city

once again amrapali and gardenia are together. this time in sector-75/76

which one to choose?
location almost similar opp to sec-50
amrapali features
smaller area-45acres
so many projects in noida so fear in mind about completion
gardenia: bigger project area:150 acres will have many thing other than residential i.e. golfcourse,commercial,etc

price almost similar

very confusing pls comment!

Reasons for it being the most sought after area:

1. Complete township in itself

2. Noida-GN metro on the door-step

3. Right next to the 3rd most expensive (after Sector 15A, 44) sector 50.

4. Golf course within the township.

5. Lot of institutional plots within Sector 75, hence people preferring the concept of walk-to-work would lap up flats in this sector.

Gardenia would be developing this sector phase wise.

If 150 acres is a big area, what about JP wish town which is close to 1500 acres (10 times the size of sector 75). Most of the flats offered by JP in wish town (Klassic, Kosmos, Kensington etc) have been lapped up by junta-janardan.

Gardenia Golf City Sector 75 - 3050 psf in CLP (after inaugral discount of Rs 150)

Default PAN OASIS Vs Sector 75/76

Hi
Members are requested to post views and compare PAN OASIS with Sector 75/76. Personally I feel that Location of PAN OASIS and connectivity are better. I dont think it is worthwhile to shift from Pan Oasis to sector 75/76 for those who have already booked in Pan Oasis.However, detailed comparision in this regard is invited from our esteemed and thoughtful members. Kindly post unbaised and logical comments.

Hi All,

Just to check the price in these projects, I queried & got calls from brokers....

It was shocking that they are offering a huge discounts after Inaugural Discount.

Can you please share your experience how much discount is expected in such new projects.

I heard there is a village attached to sector 75. That's why the rates of these projects are so low as compared to all other noida projects. Can somebody put some light on the it. Right now I am not in India so Can't go and see the location.

Discount after inaugral discount depends on builder.Typically its around 5 to 7%. But beware the broker will tell you tht he will give you a credit note of discount which u can later use.
Dont know how reliable this crdit note is.May be senior memebers can put some light on this.
