The IITL Group and the Nimbus Group are coming up with a 20-storey residential development, The Hyde Park, in Sector 78, Noida, which is next to Sector 50. The promoters have billed it as a green building development, listing “energy efficient living, unpolluted life and substantial reduction in operational cost” as the prime USPs of the project.
The Hyde Park will come up on 14 acre of land with 20 lakh sq feet of built-up area. In keeping with the green building development concept,82% of the project will be open landscaped area, according to Bipin Agarwal, promoter of IITL and Nimbus Group. I have also gone thru the details of this project. The master layout looks good. But, it is a joint venture(JV). I was about to book ELDECO Sharanam, but did not, bcoz it is a JV though the master layout, location etc. were very good.
Also, I am bit confused whether I will book my flat in Noida Extn or, Noida (sec 119, 120, 121, 70, 75, 76, 77, 78 etc) as distance wise Noida Extn is not that far, but the rates are very attractive. I like one of the new up coming project from PATEL group which is a partner of PAN OASIS and got lots of good info about its parent company PATEL ENGINEERING which is a top ranked public ltd company India. Pls suggest!! |

I am a buyer of PAN Oasis. Well company is good but not honest and nothing special about that.
Here my points: 1. No clarity about built up area 2. PAN Oasis claimed as premium apartment but visit their sample flat will know how premium it is. Specially check sample flat windows of 2 BHK flat. At 3300/sqft they are offering PAN Oasis I guess other will offer same quality at 2500 in current launches in NOIDA. 3. Beware...will sell you fire rescue area on name of terrace. 4. Changed layout/design in PAN Oasis flat and do not bother to inform buyers. 5. Balcony width is too less and when I asked they told they did not mention anything about balcony while selling flat. PAN got sold because due to it's location and at that time no competition. I am not happy but not cancelling due to it's location and sold out project so chances of delivery is high. Overall I would say you can trust Patel that they will deliver something and hopefully within time but what they will deliver and how "BUDGET" apartment it will be time will tell. Atleast I am not feeling value for money for PAN Oasis. I am hoping that atleast they will design and deliver good basic structure. |

Chandra, Thanks a lot for your honest feedback.
PAN OASIS is a joint venture(JV) of Patel, Amprapali and Nirala. Whenever there is a joint venture, there will be definitely adiministration and coordination issues. Also, no one will take complete ownership for the project. Later, if the project goes well, everyone will take the credit and if NOT, then everyone will finger point the faults to others. And moreover they will fool the customer saying the project downfall was not due to us but our partners. That is why as I mentioned earlier, I did not book my flat in ELDECO Sharanam. Here in Noida Extn, PATEL is coming as a single builder, it is not a joint venture I believe (though need to clarify the same). And, their projects in other cities as mentioned thier site are done well. So, I hope it will be good one. But, I have to do more analysis and collect more info before putting my hard earned money into this project. More info from other members are welcome and will help me a lot in taking my decission. |

if you see the websites of IITL and Nimbus .. both these seem to have started as stock brokers .. ab real estate mein jump maar diya .. can they be trusted ?
whats their past track record in real estate ? Any completed projects ?
