Can you confirm new circle rates of Noida Authority for sec 133 and also minimum govt price for the land for this sector.

As my log-in is at 33000 psyd and what will be the registration rate for my plot.

Your registration rate will be as per your login i.e 33k in your case.

Registration charges are either circle rate or your purchase/login rate whichever is higher.

For KP plots increase in circle rates have no impact as the least login rates (around 33 k as per my little knowledge), are higher than the circle rate of 131/133 i.e Rs 22,955 per sq yard

If you paid in white, BSP as per PAL would be between 35K and 39K for most people. These are the rates recorded on JP's books (aka login rate).
If you paid substantially (ie ~40-50%) in black, it is a 'cash adjustment' plot and your 'login' rate would be between 18K and 25K.
So, for a 'cash adjustment' plot, circle rate is relevant, as the registry will occur at the circle rate (higher).
For the regular deals (paid mostly or 100% in white), your login rate is higher than the increased circle rate (26K to 28.5K per sqm not sq yd, see article at this link)

So, the registry will still occur at your 'login' rate - ie, no impact.
Bottomline, assuming 50% of the plots sold by JP had a sizable cash adjustment, registry prices have gone up a little bit for those 50% plots.

Thank You Sir,

But I think circle rate of 133 should be lower than 131 as there is a clear price difference in both sectors whether in log-in price or market price.

Don't want to do 4th standard math, ok, I do it for yourself

153 X login price of your plot OR circle rate, whichever is higher.

= Registry Price

Now rest do it yourself as I know you are above 4th standard.

It will be 153 * Higher of Circle Rate or BSP (in Rs per sq yd) * 5%
Assuming BSP of 35000, the result is
153* 35,000* 5% = 2,67,750

On the Sunny side,
The registry amount isn't that big at all. So, once the 'pre-possession' exits are over, there won't be any desperate sellers in the market just because they have to pay for the registry.
So, another month or so, and the desperate/no other option sellers will all be out of the market.
I am, also, coming to the conclusion that possibly 50-70 plots of the most needy sellers would have already been sold by now, at rates of 78-85K. So, the new 50-70 owners, who have bought at 78-85K would possibly look to exit only after prices touch 125K or so and that should certainly drive price expectations upwards as well as reduce 'for sale' inventory
