Great ROI vKumar1, in fact I remember Sector 105 and 108 as being around 40k in Nov/Dec 2009. Both these sectors along with JP plots are probably amongst the best investments that could have been done in Noida over the past couple of years.

Till six months back only, rates (actual) were hovering around 65k-70k only. In last few months, appreciation has been very fast. People are quoting 100-115k today, and I am assuming most conservative (95k) for my 300 metres plot. There are 162 and 200 meter plots, and 2 more different sizes also (as I remember, the smallest is 112 meter and the other one is around 200 meter - don't remember exactly though. Small plots also are not many in numbers).

There are not too many plots in this sector, and especially with bigger plots, the density is super low. Location is too good with so ease of access to the Expressway.

Can't beat the location.

at 65-70 k rates, SBajaj had written here that plots in Noida Secotrs are a goldmine. he also holds a big plot in sec 105 or 108, bought at same time and rate as yours. i never thought his words would come true so fast!

LOL, so I have the chances of meeting legendry Mr S Bajaj in person in future! May be in a very near neighborhood. (Although not a ripe plan, I actually may plan to live there too - if things go very wonderful for Noida as projected.)

Agreed that 105/108 have excellent location and this is well reflected in the prices. If you look closely at the sector layouts you would notice that there are a lot of wide roads like 18 and 24 metres and this will give give them an open feel. These sectors (105/108) are not as well developed as sector 47 and 48 which are also in the vicinity but still quote a higher price.

Dear vKumar1 I am assuming that you have bought in resale. Can you tell me what formalities need to be done at the time of buying?
My understanding is that we need to
1 pay 5% for registry
2 pay 5% for agreement to lease
3 pay transfer charges to authority this varies in each sector
4 pay lease rent or one time lease rent

I would be grateful if you or any other members can throw more light on the points raised

Till 2008, registration charges used to be 10%, which was reduced to 5 - 4% for male female categories.

In case one time lease rent is already paid then lease rent is not payable.
In my particular case, I bought this one from my close relative, and its transaction involved will/gift deeds etc. in my wife's name, and saved good money. The whole details will disclose too many personal things.

One personal experience I will definitely like to share with members here. Always keep an eye on your close relatives' properties, whenever they are willing to sell. The transactions in these cases are very less heart burning, and it is win win situation for both. If you find the deal good for the investment point of view, go for it. I did it many times.

Dear vKumar1 , Thanks for answering my query.
I agree with your point about buying from a close/blood relative. I have personally experienced this , in case of a close relative the authority allows the transfer for a nominal fee, whereas in case of resale you end up spending a lot of money on documentation. Most people do not realise this additional cost when they are buying a plot, I guess this could be compared to the additional charges that flat buyers pay ( which is also a significant sum).

vKumar1 you mentioned that you are paying a penalty to NA for not constructing on your plot, why don't you get a CC by going for minimum construction. For a 300 m plot the cost which would include water and electricity connection as well as the fee/bribe should be within 10 lacs.
You are hopeful of a price of around 175k/sq m , I see no reason why in the fulness of time this figure is not achievable but in the words of that old veteran S bajaj the game changer for plots in Noida would be if/when floor registry is allowed. In my view it is well worth waiting for those with a long term horizon.

KP has two parts- KP1 and KP2. Which one is better? Both have been divided by a government road.
