I doubt that u can go to court ...
What ever they are doing is ok as per the law ...

but they sold flats showing a certain number of flats in their plan and now if they increase that number , isn't it fraudulent or is it ok by law?

The increase is not from 2.75 to 3.75 but 1% of 2.75 which comes to 0.0275.

So if a green builder was earlier making 100 flats, he can now make 101 flats, addition of 1 flat.

I think the reporters of TOI are very weak in Maths and not very responsible in reporting actual facts and figures.

looks like a case of pathetic reporting. Thanks to Sanjeev for the fine print. FAR increase of 1 would be nothing less that f'ing the entire Noida RE market.

that's good news indeed. thanks man for your input. so 1 % increase on 2.75 not an absolute increase. lets confirm it from another source

Please read the times of india news carefully. It is clearly mentioned there ################################################## ##########3 NOIDA: Noida is set to grow vertically, and if all goes to plan, turn greener and more resident-friendly, weaving in nursing homes and recreational spaces within residential units. The New Okhla Industrial Development Authority (Noida) has increased the floor-area ratio (FAR) - the ratio beween total built-up area and area of land on which the building is constructed - from 2.5 to 3, meaning more apartments can come up on a given plot. In a green stroke, the authority also increased the FAR for environment-friendly buildings from the current 2.75 to 3.75. Both decisions, taken at the 169th board meeting of the authority on Tuesday, are expected to increase supply and help in containing real estate prices in Noida, which, in turn, will have a salutary impact on prices of residential units in NCR. In a bid to fix the crisis for parking space, residents will now be allowed to leave space on the ground floor to construct proper garages. The limit will be of about eight metres and will be applicable to houses with minimum width of 150m. "The illegal parking on the roads is a nuisance for residents. that's the thing, HT and TOI are conflicting each other. we should confirm it from another source. anyway HT account makes more sense. as FAR is derived from amount of infrastructure(roads,water, sewerage, electricity etc.) available in that locality. so an increase from 2.75 to 3.75 will be hard to justify. but still weirder things have happened in india. we should still confirm it from another news source or straight from noida authority orders.

Default FAR check this thread

Hi ,
i v checked other threads also and 1% is meaningless in case of project upto 10-15 hectares only township will get benefited , but my personal understanding suggests its 3.75 from present 2.75 more than 33%
also check below thread , this noida authority and developers are just making money , what are technical constraints in the same , i doubt they v gone thorugh tht
even this is risky for the end user and price escalation in coming 4-5 yrs is just dream now
