Jaypee's lift speed is pretty good.. I saw in greater noida... I was up on the 22nd floor within 20 seconds i guess.. Too good..
orchards is still 3 years away atleast... So quality might improve further... Right?

Orchards is fundamentally a better property than PC even though PC is low height. The major advantage PC (good units) have are:

1. Sector 128
2. Closer Golf Course Views
3. Less dense vertically
4. Slightly better loading

Orchards on the other hand:

1. Better floor plan
2. Better specifications
3. LONG views of the GC
4. No poor views in 90% of the apartments (unlike Village views in PC)
5. Will continue to sell at a discount to PC/PH for a while so one can still enter Orchards at a decent rate before it zooms up

Lifts etc, time to get to your unit - dont think too much - unless there is a huge turnaround in Jaypee's thinking, they should be installing superfast lifts here as well

Dinesh bhai... Is acrylic paint better than plastic paint?
What about the modular kitchen? Will it be fully functional one.. i mean just gas stove rakho n it will be chaloo?
Another thing, do they provide intercom facility among flats? Firefighting system?
Brokers know shit about these things so thot of asking in the forum..

- Plastic Paint is better than Acrylic Paint
- As I understand, not 100% sure, we will not get the consumables like gas, stove, microwave, chimney etc - rest everything will be there. In Pebble etc - it is fully loaded, everything provided
- Firefighting - yes definitely - I had posted a couple of Pics of the layout in Kalypso a month or so back. We will have sprinklers and smoke detectors, there are seperate ducts for FF risers. ps - these are now mandatory for any multistorey, builders are taking this much more seriously than before. Apart from loss of life and property, should an incident happen, it will really damage reputations. With so much future sales and inventory, builders want to get this right
- Intercom, yes as well. See all premier apartments have a lobby in the towers with a receptionist who will filter all guests - so intercom is there

Did dollar fall? Rather, it strengthened against many currencies.

Do'nt want to go into a heavy duty technical discussion...the idea is just to say that currency behaviour is too complex a subject and most EXPERTS are right about this only in retrospect...that is ...it is only AFTER an event (i.e. currrency rose or fell) has happened, that they merely justify why did it happen...they invariably fail to correctly predict BEFORE the event...

It is due to the inherent uncertainty in the currency behaviour that any major currency hedging transaction is supported by a series of counter hedging transactions...no body wants to take the full risk...and they play on thin margins...

I remember ...Prof Rajwade..an authority on Forex...used to say...
"Dollar can rise and fall for the same reasons"...

you see what I am saying?
I agree its impossible prediction... but I see many people assuming rupee to appreciate and hence their gains in dollar terms.... and my example was to show them that everything is possible...

Like always, many thanks for your valuable inputs.
I thought, i would share this with you.
I have been reading lately, how pavilion court is rightly described as an inferior property in comparision with orchards in terms of quality and other things. Here are my questions-
1 So, as an investor would it make sense to transfer the funds from pavilion court 1170 to orchards 1798 unit? If yes, when?
2 Now , the difference between two is around 1200 Rs, assuming pavilion at 6400 and orchards at 5200. Will this gap increase during the possession of pavilion next year? would that be the right time to transfer the funds in orchards?
3 Also, how good is 1798 unit in orchards ? Do you think it has potential to be considered as one of the better properties of orchards? Try comparing this with pavilion court 1170 unit.
4 Also do you think that the orchards and pavilion court should be at the same price , 7 years down the line?
5 I also want to know about the complimentry golf membership if that was given orchards, if yes , is it available with 1798 unit as well?

PS- Here is my one comparision between these properties, i am attaching the pictures to show the difference, in pavilion court the windows are ceiling high, which give a rich look in all the rooms, but in orchards the windows are small.
