Hi All,
I was just expecting that the prices in Noida would start appreciating as the long awaited Metro has now entered Noida. Being out of town, I do not have much idea whether it has really made a difference in the prices. I assume that it might not have affected the prices of the new projects in sector 70 or other ones on Noida-Greater Noida Expressway yet, but since the Metro has reached there, one could be hopeful that the prices may rise there soon considering the proposed extensions of Metro line. Does anybody has any idea whether this is really happening and changing the current prices in Noida ? Is it the right time to purchase new property in Noida, considering this as a factor for price rise ? |

I am looking for commercial and residential options there. I think Metro was already build into price there. Very little activity on both fronts, so hard to say Metro arrival will cause any price increase.

Metro has already arrived and people have started using it with huge rush too. Things will smoothen out in coming few months.
The prices have already factored the arrival as post arrival prices have not jumped substantially. Currently, it varies anywhere between 2850-3300 psf for all new projects being launched. But with Metro arrived, certaily the connectivity to Noida has improved and is going to improve further as more people will opt to live in Noida rather than crowded Delhi with prices already crossing the sky limits. When more people start living, the area automatically gains more popularity and infra also falls in place. Well, this will happen in next 2-3years in Noida. The difference will be clearly visible. One great example is far of sectors of Rohini where there was no direct transport facility to far flung areas. One used to take rickshaw at a cost of 20-25Rs for visiting unreachable places. With Metro, Rohini prices are skyrocketting these days. But no doubt infrastructure has also improved. So, Metro will improve Noida status in future. |

Prices in NOIDA have risen 5% in last three months for built up property.
But that is probably because of buoyancy. Metro will cause rise in prices over next few months. NOIDA is anyway nearly 20% higher than Gurgaon for both booking and built up. |

Thanks to all, I got fair idea that it was probably already included and would not be a much hyped factor, like it was in Rohini and Dwarka.
