Hi All,
I'm a prospective buyer at NRI Residency, Sector 45 Noida and I'm in real dilemma whether or not to invest in this property ? I'd prefer to get some feedback from all you guys who have invested several man-hours in analyzing & finalizing this property. 1. The dumping Yard : If you traverse towards lotus boulevard from NRI Residency, there is a Noida Authority's dumping yard. This is less than 500 Mtrs from the NRI's site. The SDS folks claims that it is a proposed park site and land filling activity is being carried out to level the ground. What if the proposal of having a park on the dumping ground does not gets materialized ? I observed that entire piece of land (approx. 25-30 acres) was filled with garbage. Did anyone enquired/investigated what is that ? 2. Whether SDS Infratech Private Limited is a registered company ? Ministry of Corporate affairs website (http://www.mca.gov.in/MCA21/ --> Other services --> Check company or LLP name ) shows that there is a company with same name but that company has been registered in Delhi and not in UP. I'm bit skeptical because this builder has listed its office in Sector -18, Noida (UP) (Not sure if the same office is its registered office)? I read in this forum in earlier posts that few folks have received the demand note from the builder in paper format (reminder for the dues/next installment etc...). Has anyone observed what is the location of registered address listed on those papers ? Its in UP or in Delhi ? 3. The builder and brokers claims that the project is almost 80 % sold out. I'm just wondering that if the sold out/booked % age is that huge then why the work at site is not advancing ? I was there exactly 10 days ago and I also visited the site yesterday. Not a single stone has moved in 10 days. Any clue on what's going on ? Although I agree that boundary wall work is in progress. Whether the builder has finalized the layout ? Or still the work is in progress ? Approval by Noida authority / loan approval / project completion... I mean everything will be delayed if the layout is yet not finalized. 4. Their brouchure lists out RT & associates (http://www.rtadesigns.com/ ) as their architect. Did anyone got an opportunity to cross check the same by calling in RT guys? 5. Will it be a repeat of Dwarka allotment scam ? This is applicable to all those who have booked a flat in this property. Have you guys cross checked from the builder's document that he has not sold the same unit to more than one buyer ? Regards, HP.invent |
