Default Ready to move in flats in Noida

Hi,

I am looking for a 4 BHK ready to move in appt. in Noida.

Can anybody please throw some light on the options available currently and the some of the best ones (according to the livable conditions) among those options?

Does anybody here has any information regarding the Ready to Move in (RTMI) properties currently available for sale in Noida?

Also, how is the Supertech Emrald Court Sec-93A in terms of livable conditions and also quality wise?

What I have heard about Supertech Emerald Court is that:

1. Far fewer flats are occupied than built and hence the maintenance/per flat is quite high,

2. quality is not that great,

3. The IC guys I dealt with refuse to sell anything that Supertech offers (due to horrendous quality) and loads of comsumer complaints.

See the sample flats and you will say that Horrible is just a word...... (even the sample flats had seepage till 3 months back imagine what the real stuff would be like)

what's the going rate in this property? (anyone who has made a deal in recent past would be welcome to answer. Dealers and Rumors dont help)

I have heard here many bad reviews about supertech emrald.
Now can anyone tell me if there is any nice ready to move in property available in Noida?

Dude their are many and it depends on your budget. Only thing is that you will get it in resale.

If one is looking for a decently good builder flat in here then he must be willing to shell out in excess of around 4.5k per square foot. And if we talk of the prime sectors of 93 or 50 then the per square foot price can even be around 5k for good builders. At this price and with so many options available in launches, there doesn't really seem a lot of upside in terms of appreciation for ready to move in properties. Infact if the launches do convert into something concrete on the ground then there could be a chance the prices of ready possession properties will be under a lot of pressure in times to come.

Hence if there is no dire need for you to live in your own house and you are comfortable on the rental front, it does look more comfortable to go in for a safe builder and book a flat. Although it is easier said than done as there is excessive flux in the market, but one has to take his chances and hedge himself against possible risks if possible.
