Default sect-75 Noida opened (best location, adjacent sect-50) 'searchingproperty' what say?

Noida-authority has invited builders to build GHP in sect-75 (excellent location adjacent to sect-50 and much closer to current metro station).Can we wait for coming projects there? Noida-authority bid was clsoed on 18th dec. What can we expect there and when? Can we expect any projects launch there within 5-6 months?As noida authority is giving land to builders in discounted price , that too in flexi payments, we expect economic opening rates there. I think upcoming sect-75 location is much better than 119-120 and expressway for noida/South-delhi workers. 'searchingproperty', sanjeevchaudhry, venky's and other senior members of this forum, please add ur expert views too.

Yes location is very good. Also new projects will come in Sector 76.As per government bid around 20000-25000 flats will come in these 2 sectors. I don't think that rates will be very down. They will be on same range.
Now there is difference in normal project vs township. In Township they have developed lot of things before starting of construction of flats(like roads, divider etc.) . Definately this location is going to start a price war in Noida and new level of things will come. They are going to have golf course inside this township, commerical(which is very much needed in these sectors), IT/ITES buildings etc.
One more interesting thing is going to happen, As per new government rules now builder can sub-lease land inside projects so In Sector 75,Sector 76 lot of small small projects(20,000 sq meter having approx. 550 flats) will come so one need to do proper research before investment in these new projects.

Note:sec 75,76 will start infront of Maple but 75 is around 160 acre and Sec 76 project will be around 75 acre projects so most of the projects will come little bit inside.
Second, financial bid is still under process and things will be done by first week of Feb 2010.

this is a good opportunity for people who are ready to wait for a minimum of 2 years. The entire township will take some time to come into existence.

Thanks for info 'searchingproperty'.I am admirer of ur factual info. Now I think if its a township its better to wait 5-6 month for any project to come in 75-76 location.As 75sect is outside, this is preferred location. I heard amrapali is going to start project in sect-75. I'll prefer to wait for 4-5 months instead of heading to expres way or taking unpreferred flats in 119-120. Please keep on posting any more updates on this srea here.

I had also visited these sectors and find the location too good. I had already book a flat in PAN Oasis. Do you think it make sense to switch froM Pan oasis to these sectors if prices for these new sectors are equal to sector 119/120 i.e around 2200-2300 Basic, cash down

Is it possible to switch from pan oasis, if you made 10% payment? Obviously, you don't want to leave this amount. Suppose if it possible, what would be the procedure & what will be amount deducted, if any.

Since pan oasis is almost sold out, you can get buyer at same price at least I had talked to dealers for this). Also Amarpali may or may not deduct 10% of booking amout (i Talked to amarpali guys) thats around 30-40 K, which is also ok if you are going to save 7-8 lakhs in almost same location and getting flate in same time frame.

you have to write a email to amarpali regarding cancellation of booking, its not a big deal people do this for various reasons.

The imp question is is Pan oasis is worth its orice compare to coming sector 75 prices

Yes it is possible. I talked to some dealers and if you have a buyer then you can go without any loss, at the max Amarpali can deduct 10& of booking amount which is around 30-40k and its a small amount if y can get same size flat in same time at 7-8 lakhs less money in sec 75

Hello Guys,

I think sector-75 has advantage of being near to metro station.
Where as sector-70 and 120 has advantage of being near to upcoming FNG Expressway and link road to Greater Noida.
I also heard Amrapli is coming up with a project in sector-75.

i had already talked to marpali its a maximum of 10% charge on booking amount and that too can be waived off depending upon project status. If i am saving 7-8 lakhs in sector 75 then i can let go 30-40k
