Hi Indomura,

Today i have visited there noida office and had a meeting with Director & VP.

1) They are rapidly working onto the project, even they are working in the night also. Max they will stretch to 2 years to complete it. Director has given each tower to an engineer to construct and deadline for them is 18 months also Director is civil engineer, So he often visit to site to get the updates and provide direction to his engineers.
2) As per VP's update soon within this week they are going to start sharing weekly construction update pics onto there site.
3) Regarding price, they hv increased it to 300 psf and soon going to start booking on new rates but till today they are doing booking on the old price.
4) From the victory crossroad to expressway, road work is also got started.
5)No idea about the FNG, his tender was done at 11/Nov/11. But seems it will start after the UP elections. No idea about the Metro project too.
6) Man, due to those IT parks, I have booked flat in victory because I am in IT and currently m working with Oracle, sec-127 and it is just 10 km from victory. Also, in sec-126 we have HCL Tech......

Question : Do any one have idea what Service Tax percentage they are charging for Addition Covered Car Parking & Power Backup.

thanks for the Update .

Its really Good to see the way Builder is progressing .

Btw Victory has updated the construction progress on the web site and you can have a look

And the Price has been hiked by INR 300 per sq ft . I am not surprised since still he is reasonable as compared to the neighbouring project which are not progressing so well and still the price is almost the same.

Btw work has also started on the road to Expressway in full swing . I was informed so by my friend who visited the site yesterdat Well it maynot be FNG but its quite wide road 75 mts wide.

Lets keep the fingers crossed and I am quite optimistic abt this project.

It was 3850 per sq Ft on the 10th Floor as per the List and I have no idea abt the present discount going on . But I heard that they are increasing it by INR 300 very soon probably applicable from 1st Feb but not sure.

Can someone tell us the resale price pl

Service Tax on Under construction Flats, Stamp Duty, Registration Charges, Property Tax

This is to let you know that I have purchase a Flat at Victory Crossroad, GH-01/C, Sector 143B, Noida, Noida Express Way on 3rd Floor.

I have a few queries regarding the stamp duty, registration charges and other which is mentioned as below,

1) What is current Circle Rate of Sector 143B or nearby sector on express way.
2) What would be Circle Rate of Sector 143B after 2 years, Any lump-sum amount. Because my builder give possession after 2 year and I need to do the property registration after 2 years.
3) What is the current Stamp Duty charges for Men, Joint, Female for this sector or nearby sector. Any lump-sum amount for after 2 years.
4) What is current Registration charges for this sector or nearby sector. Any lump-sum amount for after 2 years.
5) Currently my Builder is charging 2.575 % as Service Tax on Per BSP(divided in per installment), Is it legal ?
6) Please let me know that if any other charges applicable at the time of flat registration.


Also, I have booked a Flat on my and my brother Name in sector 143B Noida Project. Can I change it to my Wife name or mother name only at time of Registration of Property to save Registry Cost. Is there any other charges applicable for this process ?

I have tried to get this information from Internet, Builder and from couple of lawyers but not able to get the right information.

So, I am requesting you to please provide me the requested information. It would be highly appreciable.
