Folks, please help me understand this as this a city specific information
Builders in Delhi charge PLC for lower floors. Lower the floor, higher is the PLC. Is there any specific reason behind this ? Builders in Bangalore do exactly the opposite. Higher the floor, costlier it is. Ground, First and Second floors in Bangalore are the cheapest. Can anyone reason this out for me please ?

I guess it's just the mindset which drives the rates, In some regions it's other way round, i.e people are more willing to take flats on higher floors, so there plc applies on higher floors.

True, higher floors are so differently perceived in Delhi/NCR as compared to B'lore and Mumbai.
It is a bit surprising for everyone, as it was for me, whos looking to buy a flat esp in Noida, isnt it?! ![]() As rightly pointed out by other members, I think the main reasons are - 1) the culture per which people prefer being closer to mother earth, in the sense that once out of the house you are on your way out directly. They are not very confident or comfortable with the 'feel' of being stuck up on higher floors; 2) Having lived in a bungalow or a low rise, they are used to easy accessibilty to local kirana shops, mother dairy booths and vegetable/fruit vendors among 100 other kinda services - all these are small things but make a difference in everyday life; 3)they like greens around their house and thus lower floors preferred; 4) long power cuts and therefore possibility of getting stuck up on higher floors which people with old parents and children fear. On the other side, disadvantages of a lower floors which I find in my short stint of stay in Noida - dust, noise, mosquitoes!!!! and its really terrible. And also in a high rise, given the close layout of towers, lower floors could remain in the shadow of neighbouring towers for most part of the day. So, people who are going to or have bought flats on higher floors can keep their fingers crossed and start praying that once ppl start living in these n number of high rise projects popping up in Noida left right centre, higher floors will be as preferred. mumbai is same as bangalore - higher the floor higher the PLC. G till 5 also have PLC but less than top floors. mid floors will have no PLC.
Its a combination of mindset (delhi being a city with no residential high rises) and power availability (bombay had a surplus for a long time) that has driven this equation, |

For bbay people prefer higher floors cuz
1) Traditionally it gave the view of sea as high rises were in bandra and adjoining area 2) wind to keep house cool due to high humidity 3) space constraints as bbayis a very congested city as compared to delhi For delhi people prefer ground floor cuz 1) vast open areas and quick access to wide roads 2) ground means lawn just like bunglows 3) heat factor for top floors |

Delhi people are not used to lifts and worry that if lifts fail, what will happen.
Bombay people have been using lifts for 50 years and know how to manage. I prefer high floors - it gives a feeling of being far away from the crowd. My wife prefers 1-4 floors - she wants to be able to see and recognise people's face when looking out of the window. Shelling out 1 Lakh PLC for this benefit does not seem worth it. But it will improve the resale value of the flat when you pay PLC. So its better to buy low in Delhi, unless you plan to live in it, not sell off. |

the overall mindset of a city of people that have mostly lived in houses is that they would like to retain as much semblance of a house in the apartment as they can. Lower floors are a part of the same. Large balconies is another. You dont get either without a premium but in delhi, people would pay to get those - so better resale for lower floors as well.
