Is it feasible to invest in Crossing Republik, Ghaziabad. Approx. twenty thousand (20,000) flats are being built in C. Republik. Other builders, Aquopolis city are also coming near by. Though rate per SQF has remain more or less stagnant from previous two years, it is expected to rise after its connectivity to NOIDA through sector-71. I have heard that proposed route of Metro station will come to Vijay Nagar and Lal Kuan via passing through NH-24. It may be rumour being spread by builders.It is expected that possession of flats may be commenced from 2010. But other infrastuctures are still lagging behind.Due to huge supply of flats, even rental returns will be less. Anyone having idea about its prospects are requested to share.

Dear Ranjan,
The so called connectivity between sec71 of Noida and new Hindon bridge for this purpose is still a pipe dream which the RE companies in Crossings are using as the USP. Nothing will happen on this for next 5 years!! |

I come to know that one huge "Sewerage Treatment Plant" (STP) is existing behind C.Republik and Aquapolis. There may be foul smell around that area. What will happen if it may spread to C. Repubik & Aquopolis. Is any builder have taken this into account. Again at entrance road of C.Republik, a huge drain is passing along the road. Do they have any plan for this. This area will be habitated by over one lakh people in near future, how existing infrastucture and connectivity will cater need of residents.Is there any scope for reasonable rental returns for completed projects. Is there any source of employment generation in this area.Is there any approved Metro route passing nearby. Comments, views and informations are invited from interested readers and intending residents of C. Republik. What are queries of persons who are planning to shift in 2010.

Please share latest updates of following issues regarding Crossings Republik.Many news are in air which may not be considered authentic. Builders and brokers may be misleading to new investors.
1. Present status of its connectivity plan to Noida, sec-71. 2. Present status of proposed FNG (Faridabad-Noida-Greater Noida) corridor 3.Impact of "Sewerage treatment Plant"(STP) in Crossings Republik 4. Status of huse supply of flats in very cheap rates. Will it impact flats rate of Noida and nearby area. 5.This area is going to be inhabitated by over one lakh people in near future.Whether infrastructures provided by builders are sufficient to cater requirements.Present condition of roads are pathetic. 6. What are present rates in psf of flats as on Nov'2009 at Crossings Republic after prevailing discounts offerd by builders/brokers.

Hi Friends,
Here are my views about crossings republik (CR). Possession is supposed to start in mid of 2010. Finishing work is running in the building of Crossings (One of the 7 builders). 1. Present status of its connectivity plan to Noida, sec-71: The road and bridge on hindon river are approved as it was published in Times of India. (I dont remember the date) but only thing that it may take any amount of time. 2. Present status of proposed FNG : There is already one road (good one) which connects CR to greater noida but via a village (narrow road for 2-3 km). The GDA is supposed to acquire the land to bypass the village. That will be known as FNG. 3. Impact of "Sewerage treatment Plant"(STP): Yes it is there but not too close. And there is golf course between STP and CR. I have personally been there for many times but never felt that STP is going to impact CR. 4. CR is not at all cheap. A 2 BHK is costing arrnd 24-25 lacs initially (Without registry and may be without parking) and not ready to move flats. How it is cheap? For the people who think to work in Noida or in Greater Noida, this place may be good choice. And it is going to rock in next 5 years if any of following happens; => If it happens, there are news to make NH-24 8-Lane. => If metro comes nearby. => If it connects to Sec 71 Noida. => If FNG opens. And what I feel if more than 1 Lac people are going to stay at CR and if they face basic problems, gov/gda will not be sitting silent. Though every new area takes time to get all facilities. Go 5-10 years back and think of Indrapuram. So I am positive about CR. ![]() Best Regards, Gautam |

Though I am replying late, I must appreciate you response in this regard. Some good news about Crossing Republik:- 1. Construction of FNG corridor is in progress. Work is going on "war- footed front". I have visited these area and found that one bridge of Hindor river is completed. Adjacent bridge is near completion. It is expected that Work of FNG corridor will be over in three months. 2. Approx. 2000 flats will be ready by March'2010 and possesion will start hence after. 3. Connecting road of CR adjacent to "STP" is in progress and will be finished by March'2010. 4. Construction of Golf course and Pond are in progress and may take one year to complete. I have heard that recently(one month back) the A large Dumping site for Ghaziyabad and noida near CR has been approved by Govt. which will ofcourse raise foul smell and diseases to residents of CR. Althoguh all CR builders had filed a case in court agianst this and last hearing was on 17th dec in Allahabad court. I dont know wht was the status of that hearing.

A protest by intending residents of crossings republik took place recently towards pending issues of first global city (CR) . Around hundred persons gathered for the protest.
Issues were like 1. Dumping Ground location 2. Timely possession 3. Noida Connectivity Road from CR 4. Some builders are changing green area to new apartments. 5. EDC by builders. I am enclosing media coverage in this regard. ![]() ![]() ![]() ![]() Best Regards RANJAN 21st Jan'2010 |
