I created this thread to discusss the realistic price per sqft (all inclusive price per sqft of super area) in areas around NCR, 5 years from now.

Assumptions: all inclusive price includes car parking , power backup and club membership.


Let me start with 4 plcaes i am closely following:

1. Noida Extension
==============
Current price ~ 2100 psqft
Price after 5 years ~ 2700-3000 psqft

Driving factors: Proximity to Noida, metro (?), demand from IT janta


2. Crossing Republik
===============
Current price ~ 1900-2000 psqft
Price after 5 years ~ 2400-2500 psqft

Driving factors: Proximity to Noida, NH-24, infrastructure at advanced stage compared to NE, after 5 years lot of end users would be staying in the place.

3. Faridabad Neharpar
================
Current price ~ 1800-2000 psqft
Price after 5 years ~ 2800-3000 psqft

Driving factors: Proximity to south Delhi because of badarpur flyover, proximity to existing developed area of sector 15, lots of end users expected to take possession soon.

4. Rajnagar Extension Ghaziabad
=========================
Current prices: 1900-2200 psqft
Price after 5 years: 2500 - 2800 psqft

Driving factors: NH-24 to NH-58 link road for connectivity to Noida, high speed rail, Orbit rail, infrastructure, huge demand from Meerut/Muradnagar side for those like moving closer to Delhi.
