Angry Nahar Amrit Shakti - the 40 sq ft extra issue

Hi,

There was a communication from Nahar saying that they are giving 40 sq ft extra to residents of under construction buildings (Jamaica-Jonquille, Laurel-Lilac). I think all buyers must have received this letter by now..

Some key issues to be understood / debated ;

1) It is a service area and not an extra area in the living room / bedroom for example. To get to this extra 40 sq ft service area one has to go thro the bathroom.

2) the amount that is being asked is ridiculously high, in cash, no receipt (smells fishy)

3) no commitment on when the possession date is.

4) should buyers take this extra space ? will the agreement change ?
who pays for the extra stamp duty ? when you re-sell flat will this extra space reflect in your agreement ?

does any one have any views on this or has met the builder regarding the subject.

what should one do ?

Its problem..Hw does one get assured that this extra 40 sqft is approved as per BMC?even if one pays now, what if at a later date,notice is issued declaring the same illegal??remember that case of building on Palm Beach Road, Navi Mumbai??
No demand Note,No receipt, only cash, no change in agreement..all seems improper.
What if one decides not to go for that extra 40 sqft?One never asked for it.
The amount works out to around 2 Lakhs..to be decided by Sep..nxt month.
I m sure many who hv booked, wld have been facing same dilemma.
I am inclined towards not paying..
Any views??

Yes even I got letter 3 times. When I tried calling Nahar office they asked me to call a specific number naming a "management co-ordinator ??? ". Nahar office accounts people not entertaining any query about this.

A reputed builder should not do such a 3rd class activity and should be stright forward. Infact we booked flat after the raise in the market. 2Lakh is the big money. After hearing this many friends of mine deffered to book flats in Nahar.

We need to over come this illegal activity through a common forum. Do not pay this.

I've an apartment in Lilac. I also got an email from nahar regarding the extra 40 sq ft area purchase. I told them that it's not of any use for me n' I'm not keen on paying for this area. They asked me to drop an email regarding this. I sent them an email sometime in Nov. but haven't got any reply yet.

we have had the same letter from nahar, has anyone paid this, can they make it compulsory to pay for the extra area before giving possession?

Has anybody paid for this? When I checked with Nahar office last week, they told me that it's compulsory to pay for this extra area; if not now then at the time of possession.

HI & Good day

Just reg my self in to this forum & could see many discussion on the captioned subject.

Have purchased flat in Jamaica - in 2009 ...just recd an ltr from Nahar that Possession will be given by OCT 2013...I need following points to be discussed

1. Need to know who have taken flats in this bldg.?
2. Has any body paid this 40 sq ft area money in cash? as they had called each person in isolation & asked for the money to pay..
3. If not paid are they going to hold the possession of the flat?
4. If we pay then do we get a proof so that while selling in future we have on paper..


In case any body any answer my question would be happy

Hi , request some feedback on the 40sq ft issue . R v supposed to pay because this seems just not justified . Believe that same will not be part of the agreement . please update .
