Lightbulb Price Game of Mahagunpuram... 2009



Company- Mahagun India Pvt Ltd
Project name- Mahagun Puram
Location – NH 24, mahrauli
Basic rate- Rs.1679 per sq ft
Loading- 22.22% (approximately)
Construction- Start in august 2009
Possession- Till Sep 2011 (Maximum delay can be Dec 2011)

Loan available from HDFC & IDBI (For both down payment & construction linked plan). UBI & BOB (For only construction linked plan). When we asked for other banks then they said that papers have send to banks but it will take time for their approval.

They said that GDA Approval has been taken and other papers are ready but when we asked him for showing papers he said that they are having papers & approved map in noida office but they will not show these papers to every customer.

In short if we conclude all the conversation this means that they are simply playing a price game, they have set low prices so that they can easily have booking amount from customers, and this fund will then be used for gaining further approval from authorities. Here the risk is totally of end customer because in the mean while if the company failed to take necessary approval then the ultimate looser will be the end user.

If any one wants to check my statement then simply visit the developer’s site office and ask for showing their approval letter from GDA (Ghaziabad development authority) and they will simply refuse or hesitate in showing those letters. Where as a customer has full right to have a look over legal & technical approvals before booking of a flat.

All this creates a doubt in the mind of general public about authenticity of builder and their project.

almost every builder in the real estate are doing same business practice i wonder why no body ia having a look at it... you would be surprised after knowing that - i called a broker once to book a house i asked him about paper he said it is in head office thn i asked him will they show me the paper is i will aske for it thn he said " madem ghar lena hai ya paper dekhne hai, i said ghar lena but paper dekhe bina nai the reply was shocking - to booking karao na paper ke peeche kyo pade ho ???
