Hello Friends,

Can someone suggest the good and proven builders of Pune who deliver what they promise? I intend to buy a property in Pune for myself very soon and as i am not from Pune i need advise from people who can kindly share about them.

Some of the names i know are:

- Goel Ganga
- Pride Purple
- Kumar Builders
- Javdekars
- Sonigara
- Supreme Builders

I am currently in Pune and have been looking for property in pune for the past 4-5 years. Based on my experience below are my comments:

- Goel Ganga : Please do not buy property from this builder. Various issues in the past and a recent one as well. You can find it on the internet.

- Pride Purple : One or two projects by these builders are good. Some of the experiences I heard in their project Five gardens totally turned me off.
If you want to go ahead, be careful.

- Kumar Builders : In my opinion, most tactful of the all. Their projects are delayed time and again. I have bought property from Kumar Builders and have been repenting my decision since. The project is delayed, the building quality and promises just seem like a total loss. I have lost hope from my side in this useless builder. Definitely would not refer this builder to anyone else.

- Javdekars : Too many promises.. Too less delivery.. Dont even think.

- Sonigara : Havent seen this one...

- Supreme Builders : Not interacted

The good ones I can list down, again based on my experience:

1. Gera
2. Clover
3. Marvel
4. Panchshil
5. Kubix
6. Vascon

Not necessarily in this order but these are really top of the line.
Nyati also has some good projects but dont know overall how they are as builders.

One word of caution : Please do a lot of groundwork for a builder. Go beyond the first 5 pages in a google result... Check blog sites that highlight the real estate in pune. Also, look at each project without any prejudice in mind.

Goel Ganga realty is a cheat builder, please beware of them.

I booked Flat in Ganga Vertica, Bangalore from Goel Ganga Realty Pvt Ltd and paid the booking amount.

At the time of booking it was agreed that if both the parties are not able to agree on the terms and conditions then full

amount will be refunded immediately.

When I recieve the draft copy of agreement, to my surprise there was no penalty clause for delay in possession though we

agreed for the same at the time of booking. In fact all the terms were in favor of builder and there was not even a single

condition to protect buyers interest. I talked to builder multiple times and they were not ready to add any. Finally I

decided to cancel the deal.

As a next step builder was not ready to accept the cancellation letter. After months of hardship, I was able to submit the

cancellation letter but builder is not refunding the money. After months of further follow up, one of its employee went upto

threatening to beat me if I follow up further.

Please beware of them and dont waiste your money.
