Default Vipul gets Punjab Govt nod for its Ludhiana Township

Real estate developer Vipul World has been granted "land use" approval by the Punjab government for its Rs 400-crore housing project, to be set up in 109 acres in Ludhiana.

The integrated township is being developed in association with Solitaire Capital India, a real estate venture fund.

The MD of Vipul Ltd said that, Vipul World will be a one-stop integrated township for the customers. This is the first initiative by Vipul Ltd in Punjab.

The township would comprise plots, villas, premium apartments, high-end commercial complex, fully equipped convenience shopping arcade, club house and a five star hotel.

I belong to Ludhiana and work in UK. Recently been Ireo, Vipul and Golf estate.
Vipul world seems to be a good practical option given location on on Firozepur road (National Highway) and 11 kms from city centre (Aarti Chowk) compared to c. 18-19 kms for Ireo. Ireo is some 5-6 kms inside NH and with no proper roads

Also, Shankara eye hospital is nearing completion inside Vipul world (recruitment started) and the possession of plots and registration started.

The rate also seems more attractive at 17k (park facing incl EDC) from the company and lower in resale.


Does anyone have any thoughts on Vipul.

People in Ludhiana (locals) seem to think that Ireo etc are too far away and thus have failed to attract the local buyers. Not sure if that is a good representation

I am keen to invest and probably looking to zero in on Vipul due to location and developments. Also, Vipul seems to offer ease of resale due to small size of project.

Would be good to have some inputs with ppl familiar with land as investment as this is my first one..

Is this the same project which got held up for a couple of years because of some clearance issues ?

If it is, i have heard, it has a very decent location ( i was told, it is right in the heart of Ludhiana, but haven't seen it personally ) .

Hi Manoj

The project was held up for some reason not sure what,, but they have now given possession and offering registration

The location is not the heart of city it is infact some 5 kms from the last mall in Ludhiana - MBD mall and Rajguru Nagar.. but right on the main Highway..

The development work - sewage, lighting and roads are almost complete and the hospital buildings also 90 pct done

I am not able to understand if the rate of 17k is reasonable.. I am a salaried person and not sure of the rates in other areas in North India for a location which is slightly out of the city area

Jaideepsingh, how far is the Ireo project from the city, so that, we can somewhat put a reasonable gauge on the pricing viz. the location .


Apparently my information on the location is not correct ( it was through a Broker ) . Thanks for correcting me .

Vipul is some 11-12 kms from city centre on the NH to Feroxepur and Ireo is some 4-5 kms further inside the NH so approx 15-16 kms.

Jaideepsingh, 17K price (park facing incl EDC) for this project is not looking bad .

Is there any further scope of negotiations ? What is the approximate resale price ? Any idea on the payment terms & how much payment has gone to the Builder, till date ? Also, any idea on the original booking price ( when the project got initially launched ??

R u aware of any web site for this project ? Looks interesting & i may look to book here, if i find this project good .

R u aware of any Brokers dealing with this Project ? If yes, please PM me their details .

Resale prices are lower at around 15/16k. I am dealing directly with the company manager - Deepak (ex serviceman) as I am looking to pay in installments.

There are various property dealers in Ludhiana - Badyal and Bhagat are the prominent ones.

Will PM you the details.
