Most of the Flats in 10Elite are booked by local Sangavi / PG residents (Gaonwale).Near & Dear of local MLA.

His tag line is "5 Mins from Aundh at 50% rate". Never realized Aundh is selling at 6400 now.

Typical example of using tagline to make customers call and disappoint them.

No construction started actively and 3200 there is like paying 1000 Rs to eat Vada Pav in tapri because tapriwala is standing outside Taj hotel.


Parts of PG are nice areas especially around the park with dinosaur in it. But 3200 for that area is insane. If anyone bargains for 2500 maybe then try for this place at your own risk coz under construction projects are a huge risk for everyone except builder.

Default Some facts about the projct, area and the bulder :)

Hey guys, I have some facts with me...

1. This project has not even kicked off.
2. Builder is brother of local coporator.
3. You can visit nearby "Satin Sky" project to see the quality of this builders work (looks good from outside)
4. 3200 rs... too much for this area. I live in same area but wont prefer to own flat in this area.(Dont ask reason ).
5. It takes around 10 minutes to reach aundh during peak traffic hours and only 5 minuts to reach mumbai pune highway through newly constructed dapodi flyover.

will put some more if required...

Thanks for such helpful advice....
I also went to know more details and yes the builder is MLA and heard that if he is directly contacted , then the booking is being done in 2450 psf........... whats the big difference 3200-2450 ...
Any way, even if you use helicopter, you cant reach there in 5 minutes from Aundh

'Satin Sky' looks nicer from outside and construction quality seems okay as well. Same builder is having another project named 'Sai Laurel' just opposite to SatinSky where first building possession is due in April 2010. Looking at the fact that so many decent projects(satin sky, sai laurel, 10elite, in some sense katepuram too)are coming up there, we can expect decent locality. Infra is very good like roads and bus connectivity (far better than PS). Still 3200 is way too high for under construction building in that area. Any thing near 2600-2700 should be reasonably good deal from my point of view.

Default 10elite pimple saudagar.

Hello All,
I need your guidance. I was impressed by 10elite sample flat & thought that I should book it. Few days after, I booked it on top floor (no options 4 me ) by giving token money (cheque) to the builder . Due to this factor, I cancelled the booking after 2 days of span & told them directly that i am stopping your cheque so dont proceed. Now , I am getting calls from them & asking me to pay cancellation charges. I guess they never processed my cheque. The cancellation amount is 10k what they demanding , which is high for me.
Is it mandatory to give this charges ? is it a law ?

please guide.
