Guys,
First of all kudos for the awesome work, all of you are doing here. I truely apprecite all of your indepth knowledge and subject matter expertease. Now coming to the question. I am looking for a 2/2.5 BHK flat in Pune - Warje/Baner/Pashan-Sus Road/Sinhagad Road/Anand Nagar/Karve Road/Karve Nagar. My budget is 35Lacs(can stretch it by 1-2 Lacs more at max) and I am looking for possession by end of the year, or at max I should be able to start living in there by March-April 2011. Also I am not looking for some posh kind of societies, swimming pool, club house, gym n all. All I need is a decent flat with around 950-1000sqft area and even if its a low cadre builder but the construction quality is good, thats fine with me. Also the area should be adequately connected by public transport as I live with family and parents. Could you guys suggest me any avenues available for me to do a site touring on the weekend. What?? 35 lacs and still he cant afford any of the places?? I think most of the projects (barring Sus/PAshan) will meet your budget..but not sure about the possession!!
i can name some projects, but they will have some problem or the other!!! g.g : Vaitka in Balewadi ..i m nt sure when the possession is going to be and many more issues... Few projects i do like and also they meet your possession criteria..but they will be out of your budget!! Check out some resales option...you should get a 2 BHK in Baner/Sus road only...Singhad will be cheaper also.. Last edited by chinmay686; 17-06-10 at 08:25 PM. |

Thx for the quick replies guys..
I am finding it really frustrating to know that 35Lac is not enough amount.. I think are we just looking for too much perfection.. Anyways I am okay with one or two faults like road is not constructed yet or it is tar road instead of cement or blah blah, but for a first perspective give me some directions atleast.. |

Well,
I am quite new to this buying thing ( I haven't been to a single site yet), its just that now I feel that I can gather that much money.. But I have heard from colleagues & friends that buying a resale property is very risky job in terms of liablity/mortgage on the property n all and I don't want to goof up with my hard earned money.. |

As you are looking at public transport & all, staying with parents; only 2 locations meet your requirement:-
There is a new building coming up in Sun Empire:- D2. 6 floors, 12 flats (2 each floor). It will cost you about INR 40L all inc. However, resales in the same project are going for about 35L. But note that the specs in old Sun Empire are very poor & absolete while this building has current specs. So, if you are able to stretch the budget upto 40L, this is good. Projects like DSK Vishwa, Crossover County, Sun Universe etc. are junk, crap, hopeless......whatever you call them. Btw, you can get a 2BR at Pashan as well, but public transport isn't that good then.

Why dont you buy a resale in Kothrud, in 35L you should get a single building, 2nd or 3rd floor.
The building will not have any amenities (even a lift), but Kothrud has the best infra in west pune, along with aundh. |

Most of Kakade City is sold to farmers in exchange of their land by the builder. Almost all of these are scorpio chaps. Better avoid this project. Heard that a STP (sewage treatment plant) is also coming up nearby, again bad.
