Default 2BHK, venezia,viva,sunhorizon-early possession

Hi Guys..Found this excellent forum and i request for your help here..
Im looking for 2BHK around 40L.. Some points:
Venezia, viva hallmark quoting 3200psf.. Is the rate worth for highway touch baner location..?
3200-3250 worth in that area..? O'course early possession premiun is there now.. Can u guys pls share your views?
ps: -I read the thread on venezia bur thats now 4 months old..

Amongst those mentioned by you, Horizon has much better location. However, as it is in nascent stage, it is better not to venture out here. Viva, Venezia have been extensively discussed here. USe search option for the same. Both are hopless.

So, Horizon is good but only when it comes very close to or ready possession only. Till then keep scouting for other projects.

Thanks a lot.. But what about rate..? Is it worth..? 3200? Horizon quoting 3300!

Viva is not worth even 1200. For Horizon too it looks expensive especially when their other projects in central areas of the city are quoting 3700 & whose completion is far more done than the Horizon.

You mean Sun orbit and Sin planet i guess.. Prob is they go above the budget line.. Also, caroline in baner quoting 3500! Let me know any ready/early possesion projects to you guys think to have a look at..

The area around Sun Orbit is very downmarket, hence, didn't like it. The price of 4300-4400/sq ft is definately not worth. How come this area commands price more than Aundh? The ambience is not good. However, Planet & Satellite are good, more so Satellite due to good approach roads. However, this is meant for those who like to stay away from hustle & bustle of city, yet want calm. To my info, many people who wanted to buy at Kothrud have bought here.

However, it has no competition from Baner, Balewadi. If Baner-Balewadi, make sure proper roads & PMC water supply is available.
Btw, why not check resales?

You can consider Project by P N Gadgil developers --Dajikakadevelopers upcoming at Bavdhan. First phase is completely booked on 4th Nov within 2 days of start. second phase is opening on 4th Jan 2010.

Builder is one of the good builders in pune. Not sure about this project though. It seems Horizon is his first project away from Sinhgad road area. Recently he has launched Sun Universe.
