late..but count me in too!!!

PS was nvr in my shorlist..but considering the rates i m getting in Baner-pashan, seems time has come to look at other options!!

Had a look at Rosevalley in PS sm hrs back...decent projects by GK arnd...yaah..as smone said the rail bogey funda does apply to tht location..has potential to develop..but still smtime to go!! 2700 looks to be the right rate at current situation...though i see pple booking Rajveer at close to 2850 as well..

let me knw the way forward!!

Hi Aditi,

Busy in work for few more days.

Have info on projects near Dhanori, Kharadi, Wagholi and few in

Vimannagar + Kalyaninagar. Not Hadapsar.

There is water problems in Vimannagar + Kharadi and Wagholi.

However, water pipeline project has been cleared 2 weeks back

for Wagholi fm river not PMC.

Most Info posted on various post. Resale flats r avble at Ganga constella

which has some occupancy, Gera emerald (25 occupants) and accolade.

Rest u will have to deal with the bldr.

Concentration of projects near EON it park and Moze College , Jakat Naka

Dhanori road.

It seems to me that builders are trying to create this " less supply" scenario..by show low availability of flats...these pune builders suck man!!!

Why to curse the builders. Greed for profit is there in all professions.... Don't fuel their greed by going for the deal at higher price.

Read the line on this blog - "The builders will not reduce price because they should reduce it, they will reduce when they have to reduce it."

If people don't buy, prices WILL come down. No point of getting frustrated.... Instead, crush the demand and it will pay off.

The 'Simple Calculation' post on this blog also shows why it is better to rent than to purchase at this rate.
Hence one should get rid of the feeling that "I am wasting my money on rent." It is financially a +ve decision to rent a house at this time!

exhausting all my options over the last few months, seems getting a decent flat in a decent localaity is goona cost us a minimu of 38-39 lacs (when i am saying decent, it definitely excludes the interiors)!!!

at the same time..i m nt too optimistic of prices coming down in near future thanks to market stabilising a bit!!!

I liked on of the resale flats right on Sus-road!! Sai Vihar residency top Floor 2 BHK...liked the society..seems it has been well maintained. First floor covered parking, podium garden (tht too was well maintained)!! pretty much the things tht u would like to have!! the total package is coming arnd 33 lacs all inclusive of regn stamp duty etc!!

Advice and suggestions on the same please!! closing the deal in a day or two!!

Sai vihar is good aparmtment, I stayed there on rent 2 years back. That time there were very shops nearby, now situation is changed. Very well maintained society.Never faced any water problem. I think you are getting good deal. All the best .

Good to see so many people adding up. I am also looking for the same. I am doing extensive survey on almost every weekend.

However what is current status of this ?
