I visted this project last week and found it good. The only concern I am seeing is the no of partners in joint venture. 5 people are constructing this (comparatively) small project together.
Has anyone booked here? They are quoting 5100 psf but said can negotiate. |

When I visited this project I specifically asked about the experience of the developers.
Chandraranga developers is owned by Laxman Jagtap. He is the 'political muscle' behind this project. (Jagtap family have a strong hold in wakad, PS area). (If you Google for Chandraranga, you will find many projects) Sarada group are more of a contractors (they have done contract work on ICC towers on SB road). Others are relatively new in this area. Do you have any idea till what price they are ready to negotiate? |

I did not ask how much they will negotiate. But she said that they have completed 35% of work and if you can pay upto that at time of aggreement they can negotiate.
Though the possesion is in Dec 2013, I think it will get delayed. One more problem I see is the layout for amneties is not porperly mentioned on website. Kala group owns a genset company in Bhosari MIDC. |

Hi All,
so any thought on a 2BHK flat in 7 Avenues for 65 Lakhs+??? I also inquired on some other project in same area (43 Private drive, Kool homes) but their rate is 5500+ which will make 2BHK there 70 Lakhs +. So I am thinking of taking it in 7 Avenues for possession in Decc 2013. |

Big problem in Balewadi / Baner area is water supply. Water is delivered using tankers, which I have heard is going to be a permanent arrangement. Water shortage is on the rise & will only get worse.
Also, do not consider the Balewadi area very safe. There have been lot of thefts that have been reported in various societies. I would also suggest talking to people who work in the societies within the area. E.g. car drivers, because they know what is going on in the area more than the residents. |

I am not trying to say that Baner balewadi is the safest place in Pune. But every area have it's share of security issues. Baner/Balewadi are no different. |

The environment around this area is not clean at all. Just try walking around in the Balewadi area & it has become more dirty. There is ton of air pollution due to development around this region. This wasn't the case before. And possible that the 7 avenues area might be better but I just had to bring it up because it is affecting me. There are definitely better areas where you may be able to find a place, that is cheaper. The rates are just a joke because of high demand but living lifestyle is not at par with other areas. This is just my observation & my opinion. My point is that - just don't go with a builder and the floor plan. You also need to think about other factors. |
