I saw the location of the site while I was passing by . Haven't been there as of now . However you can check out some other projects in that area as well .
Here are some of the other projects that you can visit :

Any idea/info abt Florencia ?

heard tht builder is not a member of PBAP and project has not been approved by banks.
Is this advisable to buy a flat by builder who is not a PBAP member ?

If project is not approved by the banks, then it means some legalities are yet to be completed, the most likely being NA Certificate. You need to hire a good lawyer for the same in this case, better to be on safer side.

Absolutely, one can buy from a builder who is not a member of PBAP. Man, Kumar Builders' Lallu Jain went bankrupt & all his projects are severely delayed despite the fact that he was the President of PBAP:p. Tata Housing on other hand is not a member of PBAP yet one can buy here having more peace of mind than PBAP chaps. However, make sure that the builder has to be a major one like Tata Housing, Godrej Properties etc. coz small time builders may take your money & simply vasnish. So, if the builder is local scorpio chap, better to avoid him.

can you please suggest us the builder who are not PBAP members and yet giving the product of Value for Money.

If all members can give input, one can take appropriate buying decision. This will help a lot to save hard earned money as well as keep PBAP out of market.

Hi,
I booked a 3 bHK flat here yday....... But, I booked on 3rd floor not 11th
3 BHk he is offering at 2600 psf, 2 BHk at 2800 psf

Seems to be a good project to me.... Atleast decent price compared to some projects on the DP road in Pimple Nilakh

R u booking 2 BHK or 3 BHK?
What do u mean by 'exact status'?
One thing for sure, since he's offering lower rates for 3 BHK, it's the most affordable scheme in that area....
Other schemes r asking 3100 psf though they r far far away from both Dange chowk and Wakad Rd....

Guess the question was :- Is this newly launched , under construction or ready possesion ? What is the poesseion date (in case of first two options) ? What are the amenities provided ?
At the same time isn't nearness to Dange chowk a minus point as traffic on this road will keep on increasing adding noise and pollution to the area.

It's not near Dange Chowk.. It's near Hotel Ambience.
I was just giving an example of some projects which r quoting high rates though they r in middle of nowhere...
Also, since he's already planning to book a flat there, he surely must be knowing answers to the questions u mentioned above..

To chip in with some negative points
- Mostly the floor to ceiling height decreases as you go up. So at the top most floor the height may almost be a foot less. A higher ceiling gives the feeling of spaciousness. Personally for me this matters.
- If the flat faces east either directly or sideways summers are going to be very hot. And in a place like Pune its almost half a year.
