Default Is it advisable to book a flat on higher floors?

Hi All,

We are planning to book a flat on 11th floor(2nd last floor) in 12 floor apartment complex.
This flat is satisfying all our requirements, but we aren't sure if we should be staying on higher floor.
The builder mentioned that all flats on lower floors are sold out(he showed us all agreement details) .There are some flats available on lower floors in other wing, but we didn't like the layout of that wing.
Electricity is a major problem in areas like Wakad. Though they mention that lift would be hving generator backup, what worries us, that over a period, would the lift be maintened and would it hv 100% power backup in case electricity goes off.
We r not just booking this flat as an investment, we would be staying there for quite a long time....
The builder is offering us a pretty decent rate and we are really confused...
Any inputs from you folks? Any expereinces?

I stay in the 9th floor, and have not really faced any serious problems. Some things to consider:
1. Backup generator for lifts - you've said it already
2. Are there 2 lifts in your building, in case one is under maintenance
3. Is there a garbage chute? Otherwise, how will garbage be disposed?
4. Is there a service lift? This is actually very rare, but is very useful for moving big/heavy furniture. Many societies don't allow usage of normal lift to move furniture (welcome to Pune!)
5. Minor point: Is your terrace connected to another building? If say both lifts break down for some rare reason, you can use the lift in another building!

Living in a high floor has its own charm! You are above the normal street pollution, usually get a very nice view, and very good wind. Builders often charge a floor rise premium for these exact reasons! I say, go for it. It is worth the minor rare issues you will face. In the last couple of years, I've had to climb down the stairs only a couple of times.

The answer to most of your questions is 'Yes'...
Yes, there are 2 lifts,
Yes, there is a service lift,
Yes, two wings r connected in case we want to use lift of other building

Your reply is making me think in affirmation for this offer

Does the builder have required clearances from PCMC? Check the Samrajya thread on this forum. Jitu admits that they have not got clearances for 8 to 12 floors from PMC yet (even 2-3 years after starting Samrajya project).
Due to this Samrajya is only selling flats upto 7th floor.

He is a decent builder who publicly admits that clearance for 8 - 12 floors is not yet got, but your builder in Wakad might just take the booking, and then you have to wait indefinetely for him to get clearances and start constructing higher floors.

Best way to check clearances is to use RTI and directly get info from the concerned department in PCMC.

I was looking for flat in project called 'Sanskriti' in Wakad. The builder is not charging for floor rise.
I still haven't decided whether to go ahead with booking or not...

for 3 BHK, 2600 psf, for 2 bhk, 2800 psf

Has any one visited this project. I got email from the builder. Flats on 11th and 12 th floor are available. Rates he has offered is 2850.

It seems he is offerring rates lower than other builders. Is anyone having idea about this project.
