Default AMANORA - Investment option

Hi Guys

Been to Pune Amanora....big deal eh!
Considering was actually visiting Magarpatta and stumbled across literally into AMANORA.
Seen the place and liked it , but do not have much info on the builders/ Project etc, would be nice if anyone who knows hows this project looking and shaping up , enlighten us.

If you are comparing to Magarpatta, I think it is better to buy in Magarpatta which is close to completion. Amanora may take another 10 years to fully develop.

What are the rates / prices. Can you post a detailed breakup. What does the builder say to justify this as an investment?

frankly what you see in brochure may take several years ..... till that time Amanora is just like any other society... It cannot command the benefits that Magarpatta has .... Walk to work ... so that way its easier for rent too.... and while its not fully developed ... lots of dust ... trucks ....
heard that Amanora was in a severe debt crisis ... now probably it got some more help.... still its a risky option...

The rates are too high ...... came to know that the land cost of Amanora is less then 100/- Rs per Square feet.


Rest all is profit and to develop whole city .... whats the use of all the facilities which you are going to get 5 years later ..... but you are paying from now only ... just because Magarpatta is example ....

but the phase which now amanora is in ..... Magarpatta was there 5 years back(2004) ... then rates were around 1000/- or less ... and Magarpatta was persuading like anything .... so you see ....

Amanora is not worth the price, nor good as investment even for your great-grand children, if any as the prices today are already on higher side. Personally I feel that any flat is not worth as investment as of now.

These kind of projects take 8-10 years for completion. Stay away from such projects.

Coz I don't see any great appreciation in RE, especially flats in short-medium term. It is now much better to put money in more secured mediums during such volatile times. Flat/row house as an investment is a big no no.

Agreed , AMANORA is a Long term prospect.
The Plans are good, property is huge and it has the potential.
In fact they are now handing over 3 towers which are nearing completion, earlier phases are now ongoing and also have started the commercial bldg constructrion.
From what I heard its been about 2-3 years since this has started so going by the 10 years yardstick have about 5-7 years till we see the full potential of the place.
In the present stage the prices ther are comparable to Magarpatta at about 3200 psf, which is logical as that is the avrg rate around there and may e on the higher side. But the finished product is beyond compasion to the Magarpatta, in a few years time as the place gets habitated it will be worth the price in fact might even look cheap then.
As in every property deal a bit of luck , calculated timing and risk shoiuld be in ones favour to get a decent appreciation. Same goes for AMANORA, provided the developers can keep up their plans and promises.
So Puneites any clues about the builders reputation and prospects???
