You should be telling us your experience with this builder, you might be lucky if any one shares his experience, but over all he is not a great name in the construction space other than amit himself a close friend of ajit pawar
bye the way, we don't need intellact to purchase a flat from dumb head builders, won't you agree...!!! (what we need is just money, any road-side guntha mantri got excess of it without any intellact )

Have a look at Amit Gulmohar. Amit has a habit of not maintaining the society properly. Not trying to scare you but would be nice if you can post the maintenance details here along with the rate at which you purchased & the total package price.

Raj.....You PM'ed me sometime back regarding Sapphire Park. I booked in Park Street's Sapphire Park and NOT in Amit's Sapphire park .

Since you have already purchased the flat...YOU are the one who would be sharing the experience (good or bad) with the builder instead of asking others. Do you really want to move into your new house based on other's experiences ? What if someone has had bad experience with the bulder ?

I am not getting your questions actually...pls elaborate ! You should share not only the experience with the builder but the actual transactional events and the deal.

My experience with Amit has been okay so far. I did do a lot of home work before emabrking on the flat that I selected. I had to go to Amit Builders Office in Bajirao road a few times for finer details and once committed, their interest in being courteous to me starts to fade away but how much can I blame them.

They did promise that a new Dp road will be built right in front of Sapphire park joining Aundh. I have had some reports which springs doubt in my mind about the fraudulant claim on part of Amit Builder to attract customers like me. I hope that the Proposed DP road is a reality as it is likely to make life much easy for me if built.

I paid 3200 psqft for flat with a nice views. It is very hard to negotiate the price as there are many customers ready to pay that price and I ll have to try hard to raise this big amount.

The land aquistion process has not yet started, DP plan of entire area is pending, conflict between PMC & Mah Govt. is going on regarding the DP plan.........I really fail to understand how people trust crooks so easily?

This was the rate offered to me last month without nego. How come he is not willing to come down especially when 2 of the buildings have ample of availabilty. Btw, there are investors here too. Try the luck after couple of months! If many people are ready to buy here, why the vacancy in Symphony & Harmony buildings? The amenities are not ready as yet.

Anyways, Development Plan road from balewadi to aundh is a dream.Lets see when it comes true.

I just happened to go there last week to see, that what price they are quoting now (due to recession)...He has given me price is 3600 ( this was rate at the peak time here) & we are offering a discount of 400, so price as of now is 3200 (so 3200 price was without negotiation).

Then,I seen at least 4-5 flats in Grace & majesty building, he given me some 4-5 options in these 2 buildings & told me you can get your choice in other two buildings (so that means there is hardly any booking in other 2 under construction buildings)..

He did mention about DP road in front of his building & I pressed hard to know from him when it going to come then he told me, we have left this space from my plot for DP raod & we have got FSI for that & we have used that FSI for 12th floor (in front of their building)...So, I think he was not bluffing on this, now it upto PMC to build road ther, but still I dont feel that road gonna come very soon ( I mean in year or two)....

In, conclusion I liked the Floor plan (specially 2 1/2 BHK flat on 8th floor onwards) quality also seem to be good, including bath fitting ....One of the better project what I have seen as of now....

I didn't show that like their project, I simply gave my card to them & now I am waiting for their call lets c....

But I must say, sales person, who shown me flats was very courteous , he has given me details of almost all my questions & he was very polite all the time (even when I pressed hard to know abt DP road)...This is very rare you see such a well manned RE sale person at least in pune...
