Hi, If anyone can throw some light on the Park Xpress project near Signet corner . . .. is under construction or ready for possession. What are the quotes from Builder for 2BHK . . .and what should be the buyer quote. How is the area . .

It is recently launched project opp elite empire. It's by one of the developer of Park street. Though they are giving poss promise, it's hard to believe it as it has *=conditions apply. Also, the builder isn't giving any bifurcation of the various charges, it's a single fig. You don't know how much you paid for what. I doubt that this project will be ready in 2 years & even if it does, doesn't make sense to go for just launched projects where there exists a possibility of modifications at any part of time.

My friends got delivery on time with Pride & Purple group project Park Street. They will be deliviering on promise for Park Royale(I have got 1 booked there.). Never had any problems with them but they don't entertain customization without charging you good money.

I have got reviews from almost everyone that pride purple group projects is very nice like park street. They have good construction quality and also timely posession. I saw the site of Park express and its a very big project , though the sample project is not yet ready the flats are getting sold like anything just that people know its a good project.

size of 2 bhk is small and chaargin 100 percent on terrace

I have a slightly different view here....Construction quality is a relative term for each buyer..for park street...there is a mixed bag regarding construction quality.Some good some really bad..Timely possession !!!....ha ha... ...project is delayed by good 17 months ! I don't think this is a "timely" possession by any means. Park Royal is also delayed by almost 1 year..people loose interest on home loan as well as interest in living there

Also be aware that whatever is shown in the sample flat is just a sample. You will not be getting the same quality of fittings in the actual flat. Park Street and Park Royale are good examples of this.

Even the builder fooled the buyers of 5 Gardens near Jagtap dairy. When I saw this, I lost the interest in the builder. As Harish rightly said, I don't think delays by 1-1.5 years can be called timely possession by any means (in 15 months, a building of 25-30 storeys can be constructed with ease).
Any acceptable delays from general builders:- max. is 3 months, 4 in worse scenario. Timely possession can be called for say Supreme Palms, Balewadi. |

Its really funny some guys commenting & trying to give mis-information to others. Did u guys buyed a flat in park royale or park street. I can answer it, u did not. Now who am I. I am one who has bought flat in these projects, also I am no real estate agent. Park Royale first delivery date is in December 2009, which I am assured wont be delayed & I know this from site progress. This project was started around 17 months back, now how can u claim there is a delay of 17 months(realacres & hari). Do u expect builder to give possession in 1 day & people like u believing him(lol). You are a fake acres soon if u give mis-information mate. Take it in good sense & don't mislead others.
