Then it is correct about parking issue. According to SC ruling in 2010, the builders can't sell the parking, which means that they can't be part of agreement. The builder can only allot the parking & post formation of society/apartment, the allotment rights shall rest with the society.
So, what the builders now do is they take NOC from buyers stating that they are happy with existing parking slot & won't claim any other one later. This document is handed over to the society once it (soc) is formed. This way, the buyers can't demand for change in parking slots later. So, check if such NOC has been done from the builders' side so as to avoid future trouble with regards the parking. And treat this important as parking is nothing but extended part of your flat.....call it Flat Annexe .Hope this helps.

Hi Guys, problem resolved, got a parking allotment letter and a map of parking slots showing thesame. However after the sale deed, i wanted to buy a 2nd parking, Association of apartments Sec. said all unalloted parkings are still with the builder and i will have to buy from builder. Builder is happy to 'allot me a parking' however he says that the allotment letter and the receipt will be given in the name of the 1st owner (and flat number) as Paranjape sold it to him, and cannot show in any records that he has sold or allotted only a parking in my name as i do not have any agreement with the builder. Builder salesman says, since the 1st owner has sold the flat to me, whatever was in his name will automatically be mine (although my sale deed with owner includes only 1 parking)
Is this arrangement normal? What is my legal standing in the future as regards the 2nd parking if i buy one? |

Hi,
I visited Crystal Garden today , had seen a flat at Magnolia a couple of days ago. Q. Is the water situation still grim in this Bane Pashan Link area ? Any current residents of the area. I did notice that the pool in Magnolia was filled and had kids splashing about in it So was surprised to hear of water issues on this thread. Albeit this is after the monsoons. I didn't actually ask anyone living there. The approach road is pretty bad though.

Point I am trying to make is if you strike before area gets developed (and has good chance of dev) , you may get attractive buy price and also choice location. Once area is developed it will command the premium. So either you pay in form of premium or in form of putting up with inconvenience for some time period. Baner Pashan Link Road area in 2009 slump was literally no brainer. Aundh on one side, Kothrud/Bavdhan on other side, University area in south, Hinjewadi in 10 km, road widelining due to SAARC games (both Baner and Sus road) ,attractive prices. |

Unfortunately the people who promise things are builders and politicians who have no vested interests in keeping the promises. Their interests are only making the money which is already completed when a buyer is on the hook. Hence it is important to book in ready possession and with developed infrastructure because "what you see is what you get". |

I just re read my own post, I think I should have mentioned that the property I saw in Crystal Garden was for taking on rent, not purchase. Sorry for that !
I actually went looking at a few more (rental) flats today , agent in tow. I spoke to a few residents at crystal garden, Kr Shantiniketan, Magnolia and can confirm that the water situation is much better now than before in this area. @Compuwalah: Thanks for your reply. I agree with your analysis. Indeed I am looking to buy a flat too, I hadn't considered this BPLR area - reason: it's too expensive for me now, exactly for the reasons you mentioned. Which is why I was looking at Bhugaon , Bavdhan etc ... but I digress. Yesterday this Prop Agent told me that there are a few more ("naveen ani sangli" ) projects coming up in this Baner P Link road area around my budget ( ~60L/2BHK ). Got me thinking now.

I think ... Paranjpe Magnolia 2BHKs were a bit smaller. The passageways seemed crammed , didn't really like the flat's internal layout, so didn't bother. |

Hi,
Thanks for all the posts on this forum. I am in talks with the owner ti buy a 3 BHK flat in Crystal Garden and need advice on following fronts - 1. Fully furnished flat with 1500 sqft is asked at 1.10 Cr. Is it reasonable? 2. Any water problems still in this society? 3. Approach road is still bad after 3-4 years of completion of the society. Does anyone know when the proposed new Pashan-Baner link road will start the construction? 4. There is a big empty plot in front of Crystal Gardens. Agent is telling it is a bungalow society of teachers. Is that true? What are the chances that tall towers will stand in front of Crystal Gardens removing all sunlight/air/view? The flat I am looking is at lower floor. Please note that I am looking for staying purpose and not new to Pune. Appreciate your reply. |
