Hello All,
I am looking to book a flat at either Magnolia or Cyrstal Garden project of Paranjape schemes at Baner-Pashan link road. Any views on the projects? Thanks and Regards |

Magnolia ph2 is coming up. Just one building near the entrance, maybe 7 floors. Camellia resales are also there. The bad part with Magnolia & Crystal Garden is the approach road (the bad stretch in front of Camellia is still unrepaired) & this stretch i.e. BP link road has severe water probs & all societies are dependent on water tankers, hence better you buy either at Pashan (independent tank at Sus) or at Baner.
Before buying here, make sure you speak with residents of rolling hills. Btw, our friend on this forum, Ashish (ashishkulks) had stayed here. Get info from him, first hand. Is a co-operative guy. ![]() This BP link road is like 'ghar ka na ghat ka, dhobi ka kutta'.

Infra/approach roads are bad for Paranjape's projects.Try resales at "ECHELON"/MontVert Biaaritz/Padmavilas/Kumar Bahar. If you are investing, then it is a good area...but if you are an enduser..I would recommed to check water supply regularity with the society members or the residents who are already living there. Sorry Chaps. I just posted the below on a new thread, and realised later there was an existing thread regarding crystal garden.
I am about to buy a resale flat in Crystal Garden society in Baner. All the papers seem to be clear, except one. The society has 5 buildings A - E. In the deed of declaration for A & B buildings Parkings have been allotted to owners with a specific allotment number. Physically, for A&B buildings Each Parking has been marked with the flat number along with ALLOTTMENT number which corresponds to the deed of declaration and there is a drawn plan which reflect the same. However for buildings C,D and E, there is no parking plan, and in the deed of declaration parking coloumn has been left blank and physically the parkings have been marked with only flat number but no ALLOTTMENT number. The seller's index2 and agreement does mention one covered car park. I am a bit concerned whether to buy or not, as apart from my sale deed i will not have any proof that that specific car park is mine and might run into problems. Has anyone faced similar issue in that society or any other. Is it OK to accept the scenario or should i wait for proper documentation. Some advice would be greatly appreciated. Thanks. |
