Yea but equidistant to both MP city, and Hinjewadi.; because IT guys don't stay in same company for a long time; moreover MP city have better companies than Hinjewadi

Just searched on . Rates in Kothrud seem to hover between 3.5-4.5K for resale flats (less than 5 yrs old). I would pay 3.5K for living close to the main city + NH4, 24hr water supply from corporation, a society that is already formed and registered, middle/upper middle class educated folks (rather than the infamous scorpio chaps).

Not that I feel Kothrud deserves 4.5K, but for comparing, definitely better than paying 4K for living in a place far off from the city, facing water issue, builder issues, possession issues

Not yet Not that I'm wanting to time the market or anything, the flat that I buy will be for self use. But from what I have gathered, I feel the prices will correct. So I'm amongst the few folks who choose to "miss the boat" because we feel the boat is too crowded and heading for disaster. Personal opinion. Nevertheless, if I buy, it'll definately be in Kothrud, Paud Rd., Karve Nagar, Ram Baug, Erandwane, Nav Sahaydri Colony area so will definitely post my experience in buying re-sale there .

Guys, we are trying to find area which is good to commute IT ParkS and not IT Park.

Any thoughts if your wife is now working at Hinjewadi and you at Magarpatta, where should you live? (Except Hinjewadi)

the areas that you have mentioned are desirable of course. I am not too sure however that you will see any further price reductions in those areas. They are amongst the most crowded inner parts of Pune.

In such case, distance should not be the factor, the residential feel becomes more important. Buy where you both like the ambiance of the area rather than seeing the odometer on your vehicle.

* If the distance from your wife's working place is more, then make sure to get a car for her, even if it is a Tata Nano.

Don't just chase your office location, for the reason you mentioned above already.

I would look for below points in order:

1) Good favorable/livable area for parents.(read area where most of your relatives, friends are living)
2) Good water supply and good transport.
3) Good Schools around.
4) Good hospitals.
5) Less concrete jungle around you.
6) Office location.

My favorite area is Wanaworie; its cool green area with cosmo educated crowd and schools like St. Marys and Bishops closeby also M G road is near/

But, day to day commute can get hectic keeping in mind traffic and road conditions.

One of my friend's friend bought 2 1 BHKs, one near around Hinjewadi/Wakad and other at Hadapsar ; now looking to buy 3rd at Ambegaon budruk

Further ? When did the prices fall in the first place? Anyway, even if the prices don't fall, I do not expect them to rise in the near term. Either way, I cannot afford to buy right now, and am in no mood to over-leverage hence the wait. If they fall, attack with all vengence, if they don't, make a bigger down payment
