Hi,
Atul alcove is taking booking amout of 1 lacks for 12 th floor at Pimple Saudagar project, even though they have got NO approval for 12th floor. They say that they are sure of getting the approval . If by any chance, they do not get the approval they will return the money.

Also, they want the 15 percent of the total cost of the flat before the approval comes.

Any sugesstions ?? should one book a flat there at 12th floor ?

Why people are so desperate to buy houses with so much uncertainty?

If you are buying this flat for living then please don’t take chances. If you plan to invest them you can take risk it may pay off who knows?

I would not book a flat on a floor that doesn't have approval

By the way, if someone books a flat and by the time 12th floor is constructed and he moves in to 12th floor; then what will the builder do if approval is not obtained? Will he return back money and ask him to get out ?

Doesn't make any sense to give a lakh of rupees to builder for personal use. Even if his approval get rejected, he will keep this money untill he receives money from other source. Even he gets the approval, even in that case psft rate doesn't look that promising...Just my thoughts.

Anyway it is top floor so avoid it. he might get an approval at the cost of some amenity like in Kunal icon builder constrct 7th floor at the cost of party hall and badminton court (Ans also cover parkings)

Look for the Iris thread. I have posted about the same issue there too. Man, as rightly said above why get desperate to buy without sanctions?
Most of Pune builders are big crooks. You can one time trust a snake but not builder.

I visited this site today ( so late... ).. As usual the builder have only left with 12th floor option.. and my friend adviced me to check the sanction of 12 th floor.... Do anyone have idea on rates n sanction ???

On the other hand I really like top floors, n the best advantage is this is the only project nearby with 12 floor, GK is restricted to 7 th floor, so we can expect a nice surrounding view ?? Wht u say ?

I too like top floors (based on project though) but if sanction isn't there, you will have to jump from 13th floor. May sound harsh/funny but this is what future would be if you buy without seeing the sanction letter.
