Don't you think 3k+ rate for either PS or Balewadi is crazy? apart from the IT Park, what other infrastructure improvements (don't count buildings coz they are actually a burden on infra) have happened in these areas in last 5 years? Plus Wakad, Baner, Aundh, Balwadi, PS all depend on the same IT park for future appreciation and it doesn't sound like a viable idea.

Having said that, if one compares, PS is definitely more livable than Balewadi. Builders have been building in Balewadi for so long and yet no basic necessities - only vast open space and security threat..something's amiss there. Plus you have to hit the highway in your own car and go far for every little thing.

Agree with you. Many localities are betting on single source:- Hinjewadi, not to forget builders in Hinjewadi like BR, MPolis as well. Such type of single source driven growth is not sustainable. Without infra, no locality can survive irrespective location.

Totally agree, Real. I am getting the same feeling about Hadapsar as well - it seems to be plagued with bad roads, water shortage etc. Pune may quite be heading the Dubai way

Please give exmaples of little things for which you have to hit the highway... all little things are available on the baner balewadi road only and for all the fancy shops theres Baner, a few kms away

Yes, water is a grave problem... something property buyers should take care about

Man, these are projects on Hotel Orchid side i.e. Rohan Leher, Aditya's Green Zone, Aldea Espanola, Kirti's....(forgot the name) etc.

Are these projects are part of Balewadi? and most of them are still under construction.

Why Balewadi, Tarang is in Baner:p. Yes, these are all under-cons except Kirti.

Aldea Espanola claims location of baner whereas it is actually located in Balewadi outside the PMC limit. only bricks can be pruchased on that side of road and we can use it for making pizza or as bathing / washing soap.

Areas close to balewadi phata and balewadi gaon have plenty vegetables, medical and general stores around...and few restaurants as well

Well we wish Pune was Dubai. The difference between Pune n Dubai is Dubai has the best infra in the world but no population to use it and Pune has the population but no infra. If you talking about real estate prices well we all know as long as these developers find people to take up those cheap quality flats prices wont come down. atleast not dramaticly.
