I dont think water problem exists in this area. But anyway, you can check Mont Vert Biarritz (guess sold out most of it), Park Ridge (looks good but check builder) and one of Paranjpe (forgot the name but no negotiations)

Hi.. I live in Paranjape's Rolling Hills (behind symantec near Nano SPace IT park) since last 1 year. Below are my observations about Baner-Pashan Link road area -
Negative Points - (1) PMC supplied water is inadequate. There is a serious water shortage problem.We have been experiencing this for last 1 year.Utility water is by tankers but still the problem is there due to issues between the tanker water supplier and our society. (2) Utility water quality is not good. You will experience this after you have a shower. I work in Water and waste water treatment company in Hinjewadi and hence naturally critical about this fact. (3) Labour/service charges are way too high for a common middleclass man's monthly budget. Kamwali Bai takes Rs.900 per month and housemade agrees for Rs 1800 per month for cooking. :-) This is because "so called" rich people staying in Paranjape's scheme. Positive Points - (1) Excellent location considering proximity to Aundh/Expressway/Pashan and grocery stores. (2) Good constructions of reputed builders like Paranjape/Mont Vert/Vascon etc. This will lead to rapid development in near future. (3) Hill side view and lot of natural light & air. (4) Excellent place for good "return on investment". For investors, this is a good place. My verdict - A very good area for your dream home. Those who want to stay and live in this area must make sure that water supply is regular and adequate. Unfortunately, this fact cannot be judged unless a society is formed.

I have given a lot of thought, read quite a few posts on this forum and am considering the following options.
Whispering winds - They have just started and the project will take forever. But, I am in no hurry and can wait for a few years. Though these are small apts, they fit my budget very well without any stretching. Have seen an apt in phase 1 where one of my acquaintances is living and seems to be happy. This area is very attractive for me as it is very close to my work place. Negatives: Small size, water issues, the apts seem a bit too crowded. Positives: Excellent area/location and much cheaper when compared to the neighbors (MV, Paranjape, Padma vilas etc) The other alternatives that I seriously considered are at a higher price range (Rohan Leher, Tarang resale, Paranjape Crystal Garden). Paranjape is quoting 3500 and sounded that they might consider a lower price. These have their advantages such as much better design, spacious, reputed builder etc. However, am not sure if I should spend so much money up front when compared to Whispering winds. The simple logic being, when I really want to stay and if I don't like to stay in Whispering winds, I could rent it and stay in my choice place by paying the dirrerence rather than paying the EMI difference from now on. My case is unusual in the sense I need a home as a back up and I am in no hurry to move into a new one. The logic of investing my money elsewhere somehow is not appealing to me as I will eventually need a home to stay and the location is important. Does anyone have any idea about the builder? I am only worried by the stories that the builder might take forever and in some cases, if the prices go up, the builder might play tricks/harass to take back the booking and rebook. |
