Do you guys think Bavdhan has more potential to develop than Baner or Pimple Soudagar ? If not, why is Bavdhan more expensive that these two locations ? Which area would be a preferred area just from an future investment perspective ?

Good questions, I am also waiting on this answer as I am intrested in Bavadhan Area only because its near to Kothrud and mani city area. At the same time it is also near to Hinjewadi IT partk.
I am expecting more feedback on this quesiton from the experts. |

As far as growth is concerned, Bavdhan Khurd(Around Maratha Mandir and Ram nagar colony) is saturated,now all the people are developing projects near Toyota showroom, on the highway. Apart from that Autowalas arent ready to go to Bavdhan even from Kothrud, at least they charge around 30 Rs extra.
So Bavdhan prices are not justified being overhyped. They should be not more than that of PS. |

Bhavadan had been a favorable option to people who could not book their flats in Kothrud… In those days, Initially, Bhavdhan was preferred because of the proximity from Kothrud and Hinjewadi. This was around 4-5 years back....
Things changed and Pimple, Wakad, Balewadi and Baner which were too outside to call outskirts in those days started developing fast ... and property rates rocketed in these areas like anything during boom time.... I remember these areas had rates higher than Bavadhan... IT people responsible for it mostly.... Now ... look at these places ... you see buildings everywhere ... there are probably more buildings in this area that actually needed ... in time like these it’s always a problem for the builders ... it’s not the case with Bavadhan.... it will remain a preferred choice for certain class of people. Places like Pimple, Wakad, Balewadi and Baner they all complete with each other when you think about the location maps.... people who look at flats in Wakad, don't mind taking a look at flats at Pimple or Balewadi.... Just too many options.... In Bavadhan ... you don't get anything like this. Property rates around the places are always good indication about the where we should be investing ... Bhavadan is always going to be a good option... without any risk at this point or in future. In places like Pimple, Wakad, Balewadi and Baner, person who thinks that this area may still grow in next 10-15 years would prefer this location. There is a risk in his/her thought... Bavdhan is Kothrud-aneex and so rates are high.Very peaceful area with good projects. But Wakad , PS may go ahead in next 5 years with upcoming good infrastructure. PCMC is spending a lot on Aundh - Ravet road as well WAkad - PS - Chakan - new airport road.

If you want for end use:- Nothing beats Baner. If you want near city, it is Bavdhan but make sure it is near Ramanagar Soc., or on road of BoM & not towards Ambrosia/Mulshi or on highway. PS should not be considered in this comparison as it is in PCMC & doesn't lie on NH4 bypass. PS though is good for end use (not Rahatni).
In any case, all the localities are priced much more than their true value. So, it's better to wait till prices fall. Investors should stay out despite price fall as no major price hike will be observed in coming years. My take (after RE rates fall for end use):- 1.) Baner 2.) Bavdhan 3.) PS * These are my personal views. |

I am looking at Bavdhan for residence purpose. I liked Ramnagar colony....because of its neat layout and good greenery around....is water a problem in this colony and how about PMC bus frequency from this part to the city?

1. Water situation 2. Access issues to rest of the city (public transport/auto) 3. Rate/sqft...which should be a good deal... And any other -ve or +ve aspects anout this colony ... |
