Its 2900psf/non-negotiable..

As said by the wise man above, availability should be close to 100 %

I found though that Parkland, their completed project nearby, has a decent quality...

I enquired at Parkland for 3 BHK. They are saying total would be at 56.8L. I am new to this forum, are their any other properties in Baner, Aundh area and is 3500 not negotiable a standard rate?
