Man, low rates are for resales. Enquire with local broker. IF I come across some property here, I will let you know. This rate is for signature apartments (4200) & nego. price was 3700. Coming across 4.5k rate for first time here.

Default Bramha Suncity rate

No, that's right. I checked a couple of weeks ago, and the sales person was quoting 4500/- per sq. ft. - builtup area (what they call saleable area), NOT carpet area. Funny thing was that the sales person himself said that the other resale flats were going for 3300/-, so I guess that Italian marble costs 1200/- per sq. ft. (actually more, considering that the swimming pool, gym, and other common area for which I am paying for will probably not have Italian marble).

One justification which was given by the sales person was that the rate as set by the government (or municipality, i guess) for Brahma Suncity was about 4500/-, if I remember correctly. Is this the rate the municipality sets to set a benchmark value for real estate, to determine property tax etc? If so, does anyone know where these details are available?

I got a quote of 5200 for Kalyaninagar apartment. So may be there is sudden shoot-up in prices.

Let me guess. It must be Kumar Kruti. They have been harping this 5200 rate for some time now. Any one knows whats the new 'promised' date of possession here?
