500 Rs psy (= 25 L per acre) is the fair price for land - thats what you pay in most of USA except in big cities, and what Indian farm land is worth after it is developed with roads and water and sewer lines (otherwise north indian plains land is worth 12L per acre based on yields, deccan plateau farmland is worth 1-2 L per acre) If rural urban land usage is removed, 500Rs psy will be the selling price. It is more only because of govt. created artificila scarcity 50,000 Rs. psy is the price in many areas of NCR = 100 times more than fair value. Yes, actual price for Vatika plot was 17,000 psy and is now selling for 31,000 psy - I rounded off for simplicity. Most of the plots are bought and sold without any construction ever happening - just a trading game people are playing.

Oxford Properties (remember the builder Anil Seolekar who had beaten up press reporter of Sakal?) has cut hundreds of trees at Lavale village where they are coming up with villas on hills opp their upcoming golf course. The builder claims that the area is being developed under Township Act while activists say that constro on hill tops is not allowed.
Man, these builders are going to toss the people here by playing with the nature around . Attaching the site pic below.Two city-based firms clear trees to construct a society of villas Rahul Chandawarkar Two Pune-based firms, Oxford Golf Views and Knowledge City Education Private Limited, propose to construct a society of villas on a hillside in Lavale, 15 km west of Pune. To achieve this goal, they have cleared 150 acres of the hillside of all trees and vegetation. The hillside is situated opposite the 130-acre golf course developed recently by Oxford Golf and Resorts Private Limited, associated with controversial city builder Anil Seolekar. In fact, the hilltop overseeing the golf course has at least 15 villas in various stages of construction. A spot visit to Lavale on Friday revealed that the 150-acre hillside has a barren look, with enough evidence of trees that were felled recently. Sources told DNA that the hillside, which had thick green cover, was cleared at the start of the monsoon. When contacted on Friday, Parag Shah, who is a partner in Oxford Golf Views and a director of Knowledge City Education, told DNA that the hillside was cleared in consonance with the rules of the Integrated Township Act of the government of Maharashtra. Shah said, "The villas are being developed in consonance with the rules under the Integrated Township Act, which state that we can develop ground plus one structure on hill slopes with a gradient equal to or more than 1:5. So, 70% of this hillside allows construction." According to Shah, Knowledge City Education purchased 550 acres of land, including the hillside, in Lavale in 2006. "This land was given non-agriculture (NA) status by the state government and brought under the ambit of the Integrated Township Act rules," Shah said. Shah, who is also director of Oxford Golf and Resorts Private Limited, told DNA his company began development of the 130-acre golf course in 2006 as per rules of the Integrated Township Act. He said, "For every tree that we cut while developing the golf course, we planted 10. We have planted 40,000 trees on the golf course. In 10 years, this golf course will be lush green and could hold an international professional golfers tournament." Shah defended the clearing of the hillside. "The top soil on the hillside is very sparse, hence most of the trees on these hills were stunted. We plan to add fresh soil and plant indigenous trees to green the hillside. We will terrace the slopes with trees and flowers. We will not develop a concrete jungle and plan by constructing only ground-plus-one villas." Prominent green activist and town planner, Aneeta Benninger, hit out at the villa plans on the Lavale hills. "As per the rules of the regional plan (RP) of the state government, absolutely no construction is allowed on any hill," she said. VDH Jadhav, conservator of forests, Pune, told DNA he would determine whether these hills are forest land only after making a field visit. "I will comment only after making a site visit with the relevant maps," Jadhav said.

Cutting a tree is equivalent to cutting oxygen supply of 5 humans; this should be serious offense in our legal system.

I had a kind of humorous conversation with a broker....
His logic when on why he feels the prices will keep going up and RE is still a wise investment... "prices were depressed in 2008... then the Dubai crisis happened and all the "bahar ka paisa" was invested into India which resulted in Indian RE picking up again.. Now China, Japan pe issues hain.. so that money will also come into India to fuel prices more.. I found it hilarious.. but a different point of view also exists.. |

Classic case where RE prices go up, up & up & then buyers let it go
. If prices go above the equilibrium level, buyers won't be there. What I time & again fail to understand is buyers have finite income, so how can builders increase prices endlessly? Guys, you already by now been aware of Pune's MP:- Kalmadi's scandal in CWG, Delhi. Man, the fraud is of INR 37,000 Cr
. Even the junk Delhi govt diverted over INR 744 Cr meant for dalit & poor welfare towards these games. What sent my blood boiling is the prices quoted (got an email from a friend):-Hand wash dispenser:- INR 10,000 (market price about INR 80-100), Chair:- INR 8300/peice, Umbrella:- INR 6400/piece, Rent for treadmill for 45 days:- INR 10L (if one purchases, it is available for INR 6L), Add to this that the material used is of inferior quality which has been confirmed by CEO of Common Wealth Games as well. There are scams running into crores about the roads, streetlights etc. the buildings are leaking, a roof of a stadium has already collapses, the running track has potholes....... kickbacks paid of over INR 400Cr in Aus & UK, & this is the same Kalmadi who will use this money in Pune RE & elsewhere .Whenever I see him, I remember the song:- mama, kallu mama. And here we are who are asked to pay taxes honestly so that Govt can carry out development work . Over 15,000 tonnes of wheat has decayed & on other hand people are dying due to high prices of food. The wheat is deliberately decayed so that the prices remain high & the 'Dalals' make more profit of which part is shared by the likes of Pawar & Co. as well .This is our own money, gobbled up by people like Kallu & Pawar who invest in RE, make sure that DP is not sanctioned & citizens continue to suffer . Man, I was having a biscuit in my hand while reading the email & after reading it, the temp went high & finally I realized that the biscuit was converted to powder .
