Default Buying Older prop in Resale

Is it worth investing a property in pune which is old on the assumption that the some builder will buy the redevelopment rights and develop it.


Is Pune ready for such trend which is prevalent in Mumbai ?

At Mumbai it makes sense because there is shortage of open land. And Land Cost to Contruction Cost Ratio is high.

At Pune, it does not make lot of sense.

If the flat is at prime location and if you are getting good rent for the old flat, no harm in buying. Property in prime location can be redeveloped by builders. In city areas old buildings or houses or wada's are redeveloped.

This is sheer gamble. First you need to find out whether there are large scale tenants in that property living for long period & have conflict with the land-lord. If yes, be prepared for lenghty court cases. If not, you should be sure about builders' plan as it will be again as good as buying under-cons project. Man, Pune is no Mumbai & will never become one.
If you have good connections, buy a land in prime location with litigations, clear the litigations with various methods out of court & then sell the land at premium to a builder or form JV.

Today I came to know that Dharavi redevelopment project has been again stalled. Despite heavy interest by builders, politicos, mafia..... the project is getting delayed time & again. If Dharavi faces such probs, let alone old wadas etc. which have least interest by big shots. The recent eg. of Cong corporator Mankar is a testimony to this fact.

So, don't play dice.
