It is possible to get VFM. But it requires serious effort and some good agents/brokers on your side. Tough, very tough, but certainly not impossible.

Most buyers on this forum are going for new projects, and are ready to wait it out during construction and take stress and so on. They will be happy to pay a few builders a couple of visits, and then moan-groan a little about pricing and then eventually give in.

Get a good agent/broker on your side, and don't give yourself a deadline. Just tell him/her to get you a good resale in an area of your choosing. The wait will be torturous, but it will yield results. I just saw this play out with a very close friend of mine, who waited for nearly 8 months but found a 5-year old apartment just to his liking. Of course this was an all-upfront deal, and no loan/bank involved.

In addition, since many of these apartments have been bought in the 04-05 time-frame, they tend to be certainly cheaper than 09-10 prices for new projects.

As has been said many times on this board, the agents/brokers in Pune are really on the ball, and will know a good deal from a mile. And if you're a buyer who is ready to strike at will, then they will love to have you on their side.

Even my flat serach is not bount to new flats only. I have seen resales as well. But I could not convert few good deals coz of black money expectations of owners for resale. and yet to get a good broker . Lets hope for the best. I am ready to wait for a really good deal.
