Default Comparing Then and Now...2004 vs 2010

1. Bought in 2004-2005, not looking to buy anymore.

2. Bought in 2004-2005, looking to buy again in 2010.

3. Couldn't buy in 2004-2005, want to buy in 2010

4. Couldn't buy in 2004-2005, won't buy in 2010.

5. Bought in 2009 dip (March to September). Now doing bhajan-Kirtan!

Very interesting, the stats are playing out nicely. A little early to draw any conclusion, but for the moment:

Those who have bought recently (in the last 6-8 months) far outnumber those who are not going to buy at all.

If you combine all those who have bought recently, are going to buy soon, and have bought in the past, then this buyer-bunch far outnumbers those who are not going to buy at all.

There seems to be genuine all-round buyer interest in Pune.

No wonder builders are holding onto their horses.

Thats says there is a market for lower prices (who bought during last 6-7 months mostly with lo prices during dip).

Also, many more are buying 2nd appartments, which tells investors outnumber end users and this will only lead to asset bubble.

I am the one who voted for wants to buy; but that does not mean i will pay any rate quoted to me...

Affordability remains a prime issue for me and so if the rates keep on going up then i will not buy. So i am 50-50 into buying and not buying (pls dont take any onther meaning out of the 50-50 :p).

PS: Razer, I hope i am correct in putting myself at wants to buy in 2010.

Sure, affordability is out of whack. And prices are atrocious, no doubt.

However, as the stats show from the 11 buyer-bunch, 4 conversions have taken place. These 4 buyers are the ones who set the real "market value".

If you ask me 40% conversion rate is a damn good one. And any builder would simply play the waiting game. As has been said many times before, they will wait for 3-4 bakras to convert from 10 genuine buyers.

6... have got few friends in that category !

i would buy too if i found real value, though there might be better value in later half of 2010 as against now, if i don't there's always next year
