Today I saw the Add in times of India, 2300 Sqft,for rama group project at Wakad, Costa Rica.
Plan looks good to me, location also looks good. Questions comes to mind -Not sure is it value deal or any issue in this project? Anybody having any Idea about the Rama Group Past Projects. |

Visited the site today, there was kind of "wedding function" on bookign office, mostly for enquiry only! Area not worth more than 2000 /sqft and possession will be after 2 yrs (not sure anout this 2 yrs in terms of normal human beaing or builder).

I thought ParkSreet is also in Wakad and it is not a bad location by any means. Give it some 2-3 yrs and things will look good. I personally dont like the area around Cappriccio, but again thats my personal opinion.

It maybe a personal choice But I must say Baner-Balewadi is much better than Wakad as of now & It will remain better than WAKAD in longer run as well... I went to the site yesterday.For my surprise arnd 10 flats sold in 1 hr duration.
I also showed interest in project but i found little mischief in saleble area calculation.They are charging 100% for terrace,dry balcony and then loading by 30 %. ![]() Carpet area of 2bhk flat-733(including dry terrace) terrace area-77.75 saleble area=(733+77.75)*1.3=1050. ![]() This is how they are managing the low rate and no one there was bothered abt the calculation.:p ![]() WHt had haapend to Pune ppl i dnt understand.They just run behind offers. ![]() Plz checy all these aspects before buying ..Rate is low comapred to nearby projects but u are actually paying arnd 2400-2450 for that flat. |

Btw, Costa Rica may not be able to keep it's possession deadline coz even their other project Swiss County is hanging mid-way. The price looks way high for that location. I have not visited that site but have seen Capricio, hence it will be the same. For this price, PS is much better. Anyways, waiting for 2 years according to builder means wasting the EMIs for 5 years min . Btw, I am fed up of these 'sold out' tags which builders keep saying. Maybe they sell the same flat to different people .
