Just for some change & some fun, let us put our ideas about ideal floor plan of the flat here
. Include all the aspects like location, lobbies, terraces, utility, floor number, amenity facing etc. Discuss the layout of the project too, like parking, internal roads etc. Mention advantages & disadvantages............................Start putting you creative ideas here friends, I will post later .

I had visited the stall of Nandan Inspera, Wakad in one of the earlier exhibitions. They had the concept of customers designing their own floor plans in consultation with Nandan's architects. Not sure how well the concept took off and whether people actually fell for that

Terrace/Balcony:- Prefer single big one or two, a medium & other small at different locations? Personally, I would prefer 2 as you can have it at different locations meaning more option in terms of light & air & view as well. One of the terrace remains neat & tidy as well.
Guys, this thread has nothing to do with any project, just want to see what is the common minimum plans which one agrees to. |

I prefer the entry of the house to be in a lobby, not directly inside the living room.
I prefer the living room and dining areas in a L-shape. I prefer no bedroom doors to be visible from the Living room/dining areas. I prefer two sets of balconies, one for the living room, and the other for at least the master bedroom. Worst case scenario, only one common wall with adjoining apartment. Best case scenario, no common walls. |

Living room should have the balcony. It gives good space to sit for extra visitors. The windows of rooms should be at places which will make the ventilation good. The passage area should be minimum in the layout as it is not much used.

This is what I am looking in a flat besides Vastu:-
The kitchen should not be seen from living, Kitchen + dining together & living to be completely separate, 2 terraces, one for living/dining & other with bedroom, Entrance lobby/foyer has to be there, no direct entry to living, No bath/toilet adjoining the kitchen, No common walls prefered with adjoining flat, Utility area/dry balcony for the kitchen is a must & should be separate one (with doors & all like a regular balcony) & not within the kitchen, Servants room, if any has to be accessible only from outside, Passage has to be there while going from living to bed though some consider it as wastage of space, Parking slot prefered near the main entrance door of the building, double car park prefered, Building needs to have lobby, no entrance through parking, Floor in case of 11 floors, would prefer 9th, if 9 & 11 are same, if not, it depends on floor plan but definately it has to be a bare minimum 4th floor, A common bath/toi has to be there. In some projects all the bath are within the bedroom only, Height:- The taller the better. Remembering these things of now, will add some later |

I prefer, (other than the mentioned in above posts)
1. Big washbasin outside bathroom with adequate space (can also place washing machine there) 2. Wardrobe space alongside bathroom in master bed. 3. A seperate utility / storage room (other than dry balcony) 4. Main doors should not be front-to-front with opposite flat on same floor. Prefer big lobbies so can put some flower pots near main door. |

1. Lots and lots of storage - separate store room would be ideal
2. Recessed spaces in walls for in-built cupboards in all rooms 3. Large terrace type balcony - for a terrace garden, for reading/lounging, for keeping pets, barbeque, parties, etc. - it is a crime to waste Pune's amazing climate by living indoors! 4. Good bathroom design - no bath-tubs needed, but need a large wash-basin, space to keep toiletries, separate and partitioned commode and shower areas 5. Attached bathroom in the master bedroom (obvious) 6. Open kitchen - preferably one where the kitchen counter can be used as a breakfast/dining table top 7. Separate dry balcony - area to keep washing machine and to dry clothes - should be bigger than what is currently provided 8. Preferably, two opposite sides of the house should be un-obstructed by other buildings for good air flow 9. Large windows 10. In case of a multi-storeyed apartment, there SHOULD be a separate cargo elevator. Moving furniture can be a nightmare otherwise, if you live in a higher floor. Forget effort - you will end up damaging at least 25% of you heavy furniture. Am speaking from personal experience.. sigh Last edited by asliarun; 19-01-10 at 03:42 PM. |

living in higher floors have some advantages
* good ventilation * better sunlight (as compared to flats in lower floors) * good views from terraces * no disturbances from the vehicles on the nearby road * comparatively less noise and air pollution disadvantes * electricity failure and no backup to lift * after certain period of life, you may feel that you are far away from mother earth. |
