Builder - Kirti Developers
Location - Behind Pashankar Auto, Sus Road Other Projects in proximity - DSK VN, Rohan Laher, Achalare 52 GW, et al Rate - 2850 Rs / Sqft I am in dilemma whether to book the flat or no ... having below doubts Whether above is the good rate in that area? or what is a good rate? How are the growth prospects for other side of highway? Is that area safe enough? What is the reputation of builder? will there be time overrun? Can someone throw some light please? |

when you have so many doubts why buy there? pay 200-300 extra and take a safe area in balewadi/baner

Saleable Area = (carpet area + 100% terrace) X 1.25. Now the 'built up' area has gone out of the picture with new PCMC rules. All schemes launched after Oct 09 are required to follow this, per the info that I have. Builders buy 100% terrace from PCMC & sell 100% terrace to buyer. Not so sure about PMC though, may be it is not yet in effect. This is mainly to prevent fraudulent builders who boast of a 1000 sq ft built up area, but has only 600 carpet. The buyer now only sees carpet, terrace & total saleable & has a clear idea about what he can actually use, which was not the case earlier with built up area. But this means more expenses for a flat with bigger terrace. Though charging on carpet is good, I certainly didn't like the idea of making terrace 100%.
