Default Current rates of the new projects in Sus Pashan road

For some projects I have forgotten to ask for the time for possession. I have mentioned for such, the status as unknown.

1. Kapil aasmant

Rate psf -4000
2bhk area - 1089 sqft
Total - 46 ls
Status - Unknown

2. Vanshaj Garden

Rate psf - 3000
2bhk area - 927(without terrace) sqft
Status - Unknown

3. Vanshaj Prestige

Rate psf - 3500
3bhk area(only 3 bhk available)- 1687 and 2000 sqft
Status - Unknown

4. Caviana

Rate psf - 3000
2 bhk area - 1300 sqft
Total rate - 43 ls
But this is a single building with 8 flats and no amneties
Status - Will take another 4 months to complete

5. Riverine greens

Rate psf - 3200
3bhk area(only 3 bhk available, 2bhk sold out) - 1460 sqft
Total - 54 ls
Status - Ready possession

6. Alankapuri -

Rate psf - 3500
2bhk area - 1146 sqft
Total - 42 ls
Status - Ready possession

7. DSK Vidyanagari -

Rate psf - 3200
2bhk area - 988 sqft
Total - 36ls
Status - Unknown

8. Nirman Eternity-

2 bhk area - 1080 sqft
Total - 40 ls
Status - Ready Possession

9. Poorva heights -

Rate psf - 3500
3 bhk area(only 3bhk available) - 1480
Total - 58 ls
Status - Ready Possession

Default No good projects in Pashan

I guess most of the proejcts u have mentioned above are complete(very few left and ready posession). I am also looking for a nice 3 BHK in pashan area(esp sus road) but looks like there is no good projects and rates are also on a higher side like aundh.

Anyone has idea with good availability and decent rates. most of the projects told me hardly few left..If they only tell very few are there, why will I waste time in going there and seeing. Mostly bad flats only gets left in end which will have light, air, vastu or other problems.

Let me know if anyone knows of good projects.

This builder can't complete a singke project. H ha at leat 4 projects languishing without completion.

I agree their price is high, but I dont think they are as high as in Aundh. In Aundh, I dont think you can find flats of less than 4000 psf much. In Sus Pashan the rates in average are 3200-3500 psf. Sus- Pashan is a well developed place. There are less projects around since most of the space is used up. The rates have increased after the govt laid out that wide road during the youth commonwealth games. Probably thats the price one has to pay for a developed area.

Most of the builders will tell that there are very few flats left. Even in place like Undri, they will say they have only few flats left. I would still check it out. Seeing is believing. Especially for ready possession the builders will want to offload their remaining inventory as quickly as possible, so they may give very good rates.

There are lots of projects available in the Baner -Pashan link road of about 100 to 500 rs lesser than the Sus -Pashan road. We cruised around that location during the night. So was not able to catch out the names of the projects. The road was narrow, not well laid out and there were just lots of constructions and one has to go either 2 km to Baner or 2 km to Sus-Pashan road for basic shopping. I have not yet started enquiring on the projects here yet. In case you find any good ones here, do let know.

Some additional info.

Aasmant:- Going on & on. Is surrounded by slums. Hardly anyone lives here (seen just 1-2 flats occupied). Situation is worse in 2nd wing. Project was standstill for several months.

Vanshaj Prestige:- Has flats but given out on rent. I won't buy used flat that too at this price without many amenities.

DSK Vidyanagari:- Will require another 2 years min. to complete.

Poorva heights:- Pathetic quality, local agents have asked to stay away.

Alankapuri:- Builder, Kharde-Patil is cunning. Internal layout is bad, amenities ( don't know whether they are complete or not) have been pushed at the last end of the project. You can't see amenities except from the 3BR of Meera building. The first level parking is pathetic. Turning a car like Safari or Civic is a circus. The best part remains the location, bang on main road. Btw, the sample flat differs a lot from the actual flat be it tiles, CP fittings, bathrooms tiles, flooring etc. Big cheats.

^ Thanks for the info. We are anyway planning to see Vidyanagari, Nirman eternity, Alankapuri and Poorva heights this weekend. But I shall keep your inputs in mind.

Yesterday I had called up Mont vert to enquire about Montvert Grande. But the lady at the head office told me that everything is sold here. But yesterday evening, my hub told me that flats are available here for 3125 psf and if we are really interested we can negotiate, it will work to around 40 - 42 ls for 2bhk of ~1200 sqft. This was told to him by his boss who stays at baner and he said specifically that these are not resales. I'm wondering why do builders say that flats are not available when they actually are. What benefit do they get out of it by saying this. From experience so far, noone who said that their projects have sold out called me back saying that flats are available now. What do you think of this?

grande is good location and rates is also good 3125 considering alankapuri and other schemes are quoting 3400 psf.

but whats imp is to find whether the flat is really avaiulable, as when i enquired they also said no. maybe they are keeping it for some known people coz the rate is still whats alll other builder are asking.

other point is it most of the flat are sold out, whats left one need to look in terms of floor no., sides/facing etc.

but if u r getting it , i think its good in terms of location.
