Feedback on The Island Wakad by OM Developers - Indian Real Estate Forum

Hi
I goto know that OM Developers are telling prospective buyers that only rear view flats are available. After prolonged enquiry, they told me that I can book any garden facing flat if I wish to. The sales team said they do not disclose to everybody the total availability.

Any feedback on this particular scheme in WAKAD?

what rate are they quoting ? i beleive 2550 is the basic rate they r telling there customers. Do u have any idea have they gone further down?

I think the project is good but the rate they are offering is too high considering the demand and availability (they quote 2500 for rear view and 2600 for garden). THe builder salesmen/women are rude and think that we are beggers who need a shelter to live and ready to pay huge amount to purchase. I think they are trying to fool us. Dont be fooled and negotiate hard....

Island increased their price to Rs 2750/sft from 29th August onwards..
I liked a particular flat with respect to facing, view and also that flat is on higher floor and in backside of the building. You get a nice view of the mountains and highways from that flat. Good ventilation too. But I believe they are charging way to much. I also did not like the interior of the sample flat, that means the tiles they are providing in the kitchen, toilet etc.., the wash basin that they are providing.
Could you guys please suggest what should I do? Thanks in advance.

If you don't like the price talk to builder and tell him what price you are OK with.
If you don't like the interiors, tiles then ask if it can be changed.
Else don't buy as there are lots of vacant flats available. It is quiet simple.

Cross-check if local brokers quoting lower rates than builder rate. There might be re-sale flat available at lower rates.
