Is it worth buying flat in Mahindra Royal Phase 2 at the rate of 3000 Rs psf? and Possesion after 2 years? I am not aware about the pimpari chinchawd area, I heard that the Pimpri Chinchwad area is far away from Hinjewadi and its an Industrial area.

No - Not worth it. If you are in Hinjewadi, try flats in Wakad or nearby areas.

... Scary !.. and how can you even think of having a property you havn't even visited once .

M.Royale site was actually an industrial site converted to residential. Visit the site during shift hours & you will almost go deaf due to the sirens. The area nearby ie. the bus stand is very bad, looks just better slum.
In short this projects is an island surrounded by factories & not so descent areas. Make a site visit for first hand experience yourself. |

my wife told me about he same project, it was like mouth publicity. I thought of collecting feedback before visiting the actual site. Anyways, thanks for the info

Never knew Mahindra Royale has these issues. Shoudl visit sometime.
Other option would be Queenstown . Positive side is that its adjacent to Chinchwad station. On flip side it is not again a residential area , the train noise will a issue (not an issue if you love trains), approach road is narrow. The booking is on think as of now for phase I. You can also look at Metropolitan. Though its also stand in industrial estate, but there is residential area adjacent to it with good access road.Also a new mall is coming up just adjacent to it. Booking for phase II will open soon I guess. If you are buying for self occupation , always better to buy in a developed residential area . Family should be first priority then you should think of your comfort like distance to office. Its better you travel 10 kms than your kids travelling 10 km to school and you parents/wife travelling 5 km to just access a ATM/mall/hospital. Wakad is a good option if your only priority is distance to Hinjewadi. But the area will take its own sweet time to develop other facilities. Chinchwad on the other hand has sizable residential colonies so lot of facilities are already available (bank, clinics, schools, colleges, ATMs, temples, post office, malls, grocery shops, speciality hospital, hotels, tax consultants, local train , theatre, multiplexes, bus routes, long route buses etc). Also it lies on the proposed metro route (boy I have already started marketing it ).The distance from Chinchwad (Chaphekar Chowk) to Hinjewadi phase I is around 7 km (as seen from wikimapia). |
