Default Free Parking - PCMC notice

All...What do you think about the subject line ? Do any builder will agree to this notice ? If you are paying for parking space, does it required to be included in the agreemnt ? Your comments are welcome....Thx -

As per the ruling, bldr cannot charge on open parking. Also the bldr is supposed to provide parking space for tenants.

What would interesting to see is how they pass on the buck to consumers coz being selfish as they are they will try to pass on the cost.. i suggest bargain of sqft rate and then say give free parking as per rules.

yes "akssenti"....now builders will compensate the parking amount in PSF negotiation of the property. Builders are here purely for business. But lets see in some time who are genuine builders who oblige to the government directive. I doubt..

Default Amenities

Friends u all must have noticed a thing -

If u ask the bldr, agent why so high PSF, the standard answer - so many amenities r being provided

But friends these r all charged in ur Saleable, super built area calculation.
Also these r charged as usage basis also some times, like u use swim pool or club house u pay per person per usage.

Thats super manipulation

Does this rule apply to covered parking also? Otherwise the next thing will be covered parking will be sold and open may be free. That would at least be better than present situation where builders ask for 1 L for open parking.

Yes, its also include covered parking. Builder has to provide free parking space to buyer and any building parking space can not be sold by builder.

also just to know that, when we buy a flat we price for salable or super buildup area which means your flat area + all the common areas of your society(stairs, garden, lobbies, other space in society).
So it means you already paid for the space which you are trying to buy - if ur buying parking space.

Even builder can not sale any society area for commercial use - like some builder do this by selling space for or tele towers.

These builders are fooling us...

We r hopping that Asheesh Sharma will take corrective action on such builder.

I am still of the opinion that open parking should not be allowed. Open space should be to drive vehical , walk and jog. Can be used for visitor's parking.

As per my info, parking is supposed to be provided in the bldg plan for tenents. So Open parking charge is out, but covered parking might still be there .

Also, regarding development rights of open spaces, it all gells down to ur agreement with the bldr (agreement clauses). These r only thing passing scrutiny in court of law, not the fancy brochures.

Open ended agreement clause like : Plan Subject to change cannot give immunity to bldr to make large scale changes.

PCMC Commnr is doing a good job, h long he stays to complete it?

Mahesh/Sansei/Santosh/Akssenti....what do u think ? Should the parking charges be included in the agreement to be on safer side ? OR as a buyer we should not pay the parking charges. What about the people who have already paid the hefty parking charges to the builders ? Does this notice by PCMC applicable for existing parking spaces ?
