Just heard that Gini Construction is launching their new project Viviana in Balewadi. Does anyone have any idea about this project.

Two months back, through one of group buyer portals, the quoted rate was Rs. 3950 per sqft for this project. The loading was 30% on carpet area. Terrace was 100% chargeable with 30% loading.

I believe the builder is quoting 4250 per sqft now.

thanks buyerpune.. Even I learnt that the current price comes to around 4250/- psf. M also looking for a discount if some more buyers are ready to come together.
I need to visit the site first. Guess they have a sample flat ready. Lets c if all goes well . I would like to know if anyone has booked there or has been on a site visit.

And the layout of this project reminds me of the song 'Railgaadi, railgaadi.....' !!
4250 with high loading applicable even on terrace (with 100% charge) actually amounts to rate of about 4700-4800/sq ft, if one calculates based on 50% terrace with 25% loading only on carpet. Think about this factor as well man.

i also found the room sizes small. Would think twice what are the priorities before buying here.

its a trend or u can say builders rule

(carpet + terrace + dry balcony)* 30% loading

terrace & dry balcony 100 % chargeable

and buyers cant do nething about it.. :'(
